Land Surveying -Commercial -Residential -Mortgage Surveys -Multi-family -Construction Staking -Subdivision Design -Topography

"The surveyors did a great job when they arrived and completed the work on the property in one day. The office staff were very nice and professional. We handled most correspondence via email. There was a delay from the original appointment due to Hurricane Florence and had to be rescheduled. They are a busy business so sometimes you have to remind them of where you are in the process to proceed to the next step but they responded immediately and followed through. The cost of the survey was about what I expected. If you need to have your property surveyed within a particular time period, schedule as far in advance as possible due to their popularity. There were not any surprises. A great organization to work with. Highly recommended."

Land Surveying questions, answered by experts

In York, homeowners often skip reviewing prior plat maps, assume existing fences reflect legal boundaries, or neglect to check a surveyor's active license with the South Carolina Board of Professional Engineers and Surveyors. Failing to clarify the survey type needed—such as a boundary survey versus a topographic survey—can also cause delays and extra costs. Always communicate your project goals clearly to avoid these issues.

Helpful?

In York, most property surveys—such as boundary or mortgage surveys—are typically completed within 1-3 weeks. Larger site plans or subdivision surveys may take 4-8 weeks, especially if research or coordination with the York County Register of Deeds is required. Factors like weather, property size, and permit approvals can extend timelines, so discuss your project's specifics with your surveyor for a realistic estimate.

Helpful?

For land surveying in York, permits are generally required for property line adjustments, new construction, and subdivision surveys. The York County Planning & Development Department oversees most permitting, while the South Carolina Board of Professional Engineers and Surveyors regulates surveyor licensing. Always confirm with both authorities before starting, as requirements and fees can vary based on survey type and property details.

Helpful?

In York, unexpected costs during a property survey may include additional fees for resolving unclear title records, addressing encroachments, or accessing overgrown lots. Surveyors may also charge extra for expedited services, staking property corners, or producing multiple copies of a plat map. Discuss these potential costs upfront and ask your surveyor to outline any site-specific challenges that could affect your budget.

Helpful?

When selecting a land surveyor in York, prioritize professionals licensed by the South Carolina Board of Professional Engineers and Surveyors. Look for experience with local property types, recent projects in your area, and familiarity with York County zoning codes. Request a detailed written estimate, verify liability insurance, and ask about their process for creating accurate plat maps or property surveys tailored to your needs.
