"Spoke to owner twice (Christopher Bedford), nice person per call. We confirmed dates both times however his company Ghosted me both times. Also chris never answered emails or VM following up. Can not rate the company that does not show up. Would have appreciated and respected owner more if they at least informed me of delay or change or if job was too small for them to consider. Not the wat to treat people asking for a service and willing to pay. "

This is fairly rare, but sometimes the local government or a group like a historical society will label a tree as a landmark, or historical item. These designations almost always come with a small, on-site plaque for identification, but you should also be able to look up protected trees in your area on a city website or similar list. If the tree in question is a landmark, call your local government and ask how to proceed before making any plans.

Depending on the type of land survey, the report will mark the boundaries of your property, the topographical changes of the landscape, as well as major natural and added structures to the plot. A few different types of land surveys can help determine certain features and boundaries of your property. These include:

  • Location surveys provide much of the same information as a boundary survey but also include in-depth information about any improvements made to your property. 

  • Mortgage location surveys are usually required by lenders and title companies before financing or offering an insurance policy. 

  • Site-planning surveys are done before applying for building permits and can be issued before any major home improvements. 

  • Topographic surveys provide a formal map of land elevations. It can also describe the location and size of natural features and any land improvements.

A land survey gives you information about the property boundaries, easements on the plot, dimensions, and, in some cases, topographical information. A land appraisal will often take these figures into account, but the purpose of a land appraisal is to determine the value of the land rather than the physical specifications.
