"We are having problems with having our house re-leveled and we are getting quotes. This company quote is very affordable and the gentleman we talked with, Devon, was absolutely the best. He was very thorough with his inspection, very professional, and understanding of our current situation. If all the employees of Mount Valley Foundation Services measure up to Devon, they are top-notch!!"

"I just want to warn anyone who is thinking about having their house encapsulated by Cantey that it will add about 60 to $70 a month onto your utility bill because of the dehumidifier that they put under the house. Cantey did a very professional job however one of their workmen left one of the sump pumps unplugged and we had a leak from the air conditioner air handler under the house and wound up with about 6 in of standing water under the house on top of the encapsulation. I wish i had never had the encapsulation done."

"The job started on a Monday raining shingles as my husband said all rotted wood was replaced and new shingles were placed, There were a few problems but the company made sure they were corrected. "Good. CHW connected us with MJ Services for an appointment. MJ Services technician came to the house on the morning of the appointment date, assessed, found and reported the broken equipment. He placed a temporary solution to keep the house warm during Christmas break while we waited for the parts to come in. In the afternoon, CHW sent me a note that the equipment was ordered and provided an estimated delivery date, and arranged a follow up appointment to replace the broken part."

House Leveling questions, answered by experts

Costs range from $500 to $1,500, depending on the size and condition of the area.

Concrete leveling can last anywhere from five to 10 years or more, and in some cases, it can be a permanent solution. The longevity depends on the method used and whether the underlying cause of the sinking is addressed. For example, mudjacking typically lasts five to 10 years, while polyjacking can last for 20 years or more. It's best to consult a professional for an accurate timeline based on your specific situation and any factors that could cause the issue to recur.

Polyjacking can be a permanent solution to sunken concrete if you also address the underlying issue—like poor drainage—at the same time. The polyurethane material itself can last as long as or even outlast the concrete you’re lifting it with. Your sunken concrete issue will likely return if you don’t couple polyjacking with proper drainage to prevent future soil movement and sinking.

A sinking foundation can be lifted, most often by installing piers to re-level and support the weight of the house. Depending on the cause and extent of the sinking, other methods to lift a foundation include underpinning and mudjacking. Consult a foundation repair pro to determine the best way to lift your sinking foundation.

The polyurethane used for polyjacking will expand and cure in 15 to 30 minutes. After that point, your slab will be safe to walk on and even drive on in the case of a sidewalk or concrete driveway. Double-check with your concrete lifting specialist to confirm a curing timeline, as products can differ.
