"We planned to have a large Murphy bed unit installed in a second story bedroom and we wanted to know if our current floor joists and beam could handle the extra weight. Josh did a very thorough investigation and analysis, keeping us in the loop throughout the process. We found him to be very knowledgeable and quick to respond to any questions we had along the way."

"I've worked with Donnie on several properties to evaluate structural issues, he's always been very professional and thorough with his inspections and identification of structural issues. Recently I had him perform a structural repair on one of my properties that had a tight deadline due to insurance and he got it done without an issue. I would recommend Donnie and Upstate Structural Repair for any structural repairs or consultation!"

"Tommy Hood saved us thousands of dollars with our foundation repair. Others quoted from $8,000 to upwards of $80,000. He fixed it for much less and explained why the other estimated work was not needed. Tommy was honest, dependable and on time. I would consult him before I ever had anything else done on my home regarding structural work."

"We thought we had foundation problems and contacted CNT for an estimate on repairs. ED VanOsdol came out at the specified
time to give us a quote. Ed generated a computerized lay out of the structure of the house and then crawed under the house and made pictures of the structure. He indentified one problem area which was minor and a potential problem area. He explained
what was happening to the foundation and because it was so minor, he told me how I could fix it myself. I told him that I would
pay for the inspection, but he said it was not necessary. If I ever do have problems with my foundation, I will certainly use them
for the repairs. I would recomend CNT to everyone. They are very professional and honest.

Structural Engineering questions, answered by experts

In Spartanburg, structural engineers work to preserve the character of historic neighborhoods while meeting safety standards. Solutions like concealing steel beams or matching new columns to original trim help maintain curb appeal. When opening up layouts or reinforcing older homes, professionals ensure changes blend with existing architecture, following local design guidelines to protect both function and the home’s visual harmony within the community.

Helpful?

In Spartanburg, foundations often need attention due to shifting clay soil and seasonal moisture changes. Load-bearing walls in older homes, especially mill houses and mid-century builds, may require reinforcement to meet current codes. Roof structures can be vulnerable to wind and ice storms, while basements and crawl spaces frequently face moisture intrusion, leading to deterioration that calls for structural repairs.

Helpful?

In Spartanburg, structural upgrades can address common issues like uneven floors, drafts, and moisture problems caused by soil movement or aging materials. Reinforcing foundations and improving insulation help stabilize indoor temperatures and reduce humidity. Removing or modifying load-bearing walls can create open, modern living spaces, while moisture control measures in basements and crawl spaces enhance comfort and protect against future damage.

Helpful?

Homeowners in Spartanburg are often involved in choosing between repair or replacement of structural elements, selecting materials that suit the local climate, and deciding on layout changes, such as removing load-bearing walls. Input is also needed for scheduling, arranging temporary accommodations if major work is required, and planning for ongoing maintenance to address issues like soil movement or moisture common in the region.

Helpful?

In Spartanburg, professionals begin with a structural assessment that considers the area’s clay soil, frequent soil movement, and the unique layout of local homes. They review original building plans, inspect for foundation cracks or settling, and factor in seismic and wind requirements. Coordination with local utility services and compliance with historic home guidelines help define the project’s scope and ensure all local regulations are met.
