"We thought we had foundation problems and contacted CNT for an estimate on repairs. ED VanOsdol came out at the specified
time to give us a quote. Ed generated a computerized lay out of the structure of the house and then crawed under the house and made pictures of the structure. He indentified one problem area which was minor and a potential problem area. He explained
what was happening to the foundation and because it was so minor, he told me how I could fix it myself. I told him that I would
pay for the inspection, but he said it was not necessary. If I ever do have problems with my foundation, I will certainly use them
for the repairs. I would recomend CNT to everyone. They are very professional and honest.

"I was really under the gun due to a prior Architectural firm not performing their duties per building plan codes. Not only were the plans incomplete but the City Plan Reviewer states(The Worst plans he’s ever seen) they will not make adjustments unless there is an additional charge for Thousands. Evaluation’s saved my clients and drew our project per code, along with Engineering in less time then they quoted. I highly recommended them, Especially Kirsten. You went above and beyond trying to coordinate this project. The staff was very professional and I will use them on all my projects. Sincerely, Frank B BCM Builders"

Structural Engineering questions, answered by experts

In Orangeburg, foundations are particularly vulnerable due to shifting clay soils and high moisture. Crawl spaces, basement walls, and floor systems often require attention, especially if moisture control is lacking. Roof framing can be affected by severe storms, and exterior masonry may crack as foundations settle. Homes in flood-prone neighborhoods or older properties benefit most from regular structural inspections to prevent costly repairs.

Helpful?

In Orangeburg, address structural issues like foundation settlement, cracks wider than ¼ inch, or noticeable sagging floors immediately, as these can worsen quickly due to shifting clay soils and heavy rainfall. Minor hairline cracks or seasonal gaps can be monitored, but don’t ignore changes over time. Plan major repairs outside hurricane season to minimize weather-related delays and ensure safer project conditions.

Helpful?

For structural engineering projects in Orangeburg, choose hot-dip galvanized steel to resist corrosion from humidity, and opt for high-strength Portland cement concrete with moisture-resistant additives for foundations. Pressure-treated southern yellow pine is ideal for framing, while reinforced concrete and concrete masonry units perform well in clay-heavy soils. Prioritize advanced waterproofing membranes and vapor barriers to address Orangeburg’s high water table and frequent rainfall.

Helpful?

In Orangeburg, watch for cracks that expand after rain, doors or windows that stick during humid periods, and persistent moisture in crawl spaces or basements. These can indicate underlying foundation settlement or moisture control issues. If you notice stair-step cracks in brickwork, roofline dips, or a leaning chimney, these are early warnings that a minor problem could escalate into a major structural concern.

Helpful?

If you notice foundation shifting, significant floor sagging, or want to modify load-bearing walls in Orangeburg, consult a structural engineer. Issues like roof deflection, wall bowing, or cracks along structural elements also require expert evaluation. For minor water stains, small cosmetic cracks, or non-structural repairs, other specialists may be more appropriate. When unsure, a structural engineer can confirm the best course of action.
