"I was very happy with their work, they installed a drain and a sprinkler system along with putting in a palm tree for us. Also installed a fence for us. Mr Fernandez was attentive to our needs and wants. They were at our home as promised and professionally did the work and was done in 2 days. I will have them back for more projects in the future. Very happy customer. Thank you again !!"

"This is the third time I've used Home Advisor and have been very satisfied with the people they've sent to me. The Rosales-Gutierrez are really pros. I expected them to just lay the bricks down, seal them together and leave. Instead Marco designed a herringbone pattern which required a stone cutting saw and very expert planning and cutting. They made a frame in which to set these angled bricks and then sealed the whole thing with a sloping border of cement. It looks terrific ! Far better than I could have imagined! Now I have more room for the patio furniture as the hose caddy is on the large square they built for me. J. Stewart"

Patios questions, answered by experts

A Florida room is a home addition that has finished walls with windows lining the perimeter, while a screened-in porch, also known as an Arizona room, lacks windows and instead has screens to maintain constant ventilation. Florida rooms provide longer enjoyment throughout the year because they’re closed off and will naturally get heated from the sun, while a screened-in porch will just be the same temperature as the ambient air.

A screened-in porch can add value to your home, with a potential return on investment (ROI) of 70% to 84%. The actual value added depends heavily on several factors. Climate is a major consideration; homes in warm, humid, or buggy areas (like the Southern regions) see the highest ROI. In colder climates, the value is diminished as the unconditioned space is unusable for much of the year. Other factors that influence the return include the quality of materials and construction, the size of the porch, and the local real estate market. While a screened-in porch can enhance curb appeal and attract potential buyers, it is not included in the home's total square footage for appraisal purposes.

A screened-in porch requires maintenance to keep the screens clean and in good shape, and you may have to do some screen repair or replacement from time to time. A screen porch isn’t an all-season porch, so the weather can get in, including wind and rain.

Aluminum, vinyl, and wood all offer unique benefits for durability and aesthetics.

Yes, porches require foundations. The type of foundation required, however, is determined by the type and use of the porch. For example, a screened-in porch won’t require a new cement foundation. However, if you turn your porch into a sunroom or plan on making it a living space, then chances are you need a foundation that’s more permanent than piers and posts.
