Customers say: Quick response

Hello. [b] House Designs, is pleased to be partnering with HomeAdvisor to offer our full service design and drafting services, to the greater Lexington/Columbia area (and beyond). No job too big or small. I work with those who are wanting to build a new home or renovate their existing one and need someone to work with them to design their home. Sure there are 100's of plan websites out there, but rarely do you find one that is just right. Print off a few that you like and I can work with you to tweak it to become your dream plan. No house is too small or too large. I design using the latest 3D modeling program to allow you, the owner, to truly visualize what your home will look like. Building a new home or renovating your current one can be a daunting task. Let me make that easier for you.

"Outdoor Artisan is as professional as they come. What i look for more than anything else in a contractor is communication skills. If a contractor cannot excel at communication then clients are not going to be happy. Outdoor Artisan was in contact with us every day of this project, even when we were out of town. We knew what was happening, who was coming and going and what they hoped to achieve each week of the project. In addition to the owner, Clive Newey, we worked with Jason Humphrey, our project manager. Jason has a very artistic mind, and was always suggesting ideas to enhance and build upon what we happen to be thinking about at the time; the stain color, ways to finish the structure with elegant trim, the cupola on top and the corner braces. We highly recommend Outdoor Artisan for any outdoor structure, hardscape or landscape project."

"We thought we had foundation problems and contacted CNT for an estimate on repairs. ED VanOsdol came out at the specified
time to give us a quote. Ed generated a computerized lay out of the structure of the house and then crawed under the house and made pictures of the structure. He indentified one problem area which was minor and a potential problem area. He explained
what was happening to the foundation and because it was so minor, he told me how I could fix it myself. I told him that I would
pay for the inspection, but he said it was not necessary. If I ever do have problems with my foundation, I will certainly use them
for the repairs. I would recomend CNT to everyone. They are very professional and honest.

"Saw display at home and garden show.  Researched product and company, then ordered 4X4 shelter via telephone.  Company provided additional details about testing and certification IAW FEMA standards upon request.  Delivery and installation were on time and as promised."

Structural Engineering questions, answered by experts

Structural engineers specialize in all aspects of a building’s structural integrity, including the foundation. Foundation engineering is a critical part of structural engineering, so structural engineers are experts in foundation design. Many foundation repair companies either have a structural engineer on staff or one they work closely with, so be sure you look for that when deciding who to hire for foundation repair.

Failure to compact the soil during construction is the most common cause of leaning retaining walls. In addition, poor drainage can lead to excessive water pressure behind a retaining wall, pushing against it until it begins to move forward away from the soil it is holding back.

Most load-bearing walls are exterior, though they can also be interior.

It depends on the bank and the extent of the issue. Some banks will lend against homes with minor foundation damage, but most won’t if the issue is structural since the home acts as collateral for the mortgage. Banks that offer renovation loans might still finance a home with structural problems. More minor issues like settling cracks and intermittent problems with humidity are unlikely to stop a bank from financing.

No, squeaky floors do not always mean there is structural damage. The noise is often caused by friction from issues like loose floorboards, gaps between the subfloor and joists, or loose subflooring. While many squeaks are harmless, persistent or worsening noise could indicate a more severe problem. If you notice other signs of structural damage—such as soft or sagging floors, cracks running from the wall to the ceiling, or horizontal cracks in your foundation—it's best to have a professional inspect your floor to determine the root cause.
