We do the following: Upgrades, Panels, Add receptacles, add recessed can lights, Hot Tubs, Pools, add smart switches, Ceiling fans, add circuits like microwave, new range or cook top. I have over 30+ years experience making your home safe. I'm the owner that will come out to your house. I have a Master Electrical License and a South Carolina Contractors License.

"The electrician was on time, with the needed tools and materials to complete the job. He checked to insure that he did not track leaves into my house, he was considerate of my two cats. He answered all my questions as he worked , and explained the care and use of the changes that were made. He took great care to contain plaster dust that was created as he cut threw the ceiling to install the LEDs. " The house has a mixture of sheet rock and old style plaster , which is harder to install ceiling lights , it is considerable harder and produces more dust. His clean up was very good. He removed all empty containers, all loose wires . He used a shield to catch the plaster dust as he cut the overhead openings for the new fixtures. I would rate the work of the electron as excellent. I expect to have the company return to install new projects I also would recommend hi work to anyone in need of quality work."

Home Inspection questions, answered by experts

Most LED bulbs have a plastic covering, while incandescent bulbs will be made from glass. This is because LED bulbs don’t produce as much heat as incandescent bulbs, so the covering doesn’t need to be as heat resistant. Also, an LED light bulb will usually have a marking on its base that identifies it as an LED.

Yes, a seller is legally required to disclose any known fire damage when selling a house, including damages that were repaired. That includes damages to structural components and all major systems, as well as water damage, chemical damage, and smoke damage related to the fire. Sellers use a property disclosure statement, which is regulated by each state individually, to disclose fire damage.

Inspectors working for the seller on pre-listing inspections can present a conflict of interest, so standard home inspections are usually hired and paid for by the buyer. If the buyer has some negotiating power, they might request that the seller cover the cost (by taking it off the asking price), but this varies on a case-by-case basis. When it comes to home appraisal costs and pre-listing inspections, the seller will naturally have to pay, as these are done before the home is left up for sale.

Getting a mobile home inspection is a key part of any buying or selling process, as it evaluates the mobile home's condition and identifies potential issues before they become major problems and lead to high repair costs. A mobile home inspection also helps sellers pinpoint areas that need attention before listing the home for sale, ensuring a smooth transaction and potentially increasing the home's value.

Whether or not to buy a home containing asbestos is ultimately a decision for the homebuyer, and there are several things to consider. When in good condition and contained, asbestos is unlikely to present a health risk—it’s when those tiny fibers are loose and airborne that they become a problem. Consider any renovations you plan on doing to the home that could disturb existing asbestos and the cost of removal. If an inspection finds asbestos in a home on the market, you could negotiate with the seller for a lower price, though this isn’t a sure thing.
