"They were excellent. They quickly made a draft that only needed 3 minor adjustments. The final product was exactly what I needed. They referred me to a structural engineer for review. The whole process took half of the time that they initially estimated. I would definitely use them again."

"We thought we had foundation problems and contacted CNT for an estimate on repairs. ED VanOsdol came out at the specified
time to give us a quote. Ed generated a computerized lay out of the structure of the house and then crawed under the house and made pictures of the structure. He indentified one problem area which was minor and a potential problem area. He explained
what was happening to the foundation and because it was so minor, he told me how I could fix it myself. I told him that I would
pay for the inspection, but he said it was not necessary. If I ever do have problems with my foundation, I will certainly use them
for the repairs. I would recomend CNT to everyone. They are very professional and honest.

"This was a major design project in our second home, with a deadline for our daughter's April wedding. Marva Williams, owner of DWOTC, worked with me from the very beginning (Oct 2016) to give our house a much needed upgrade to "Coastal Chic" without being overly cutesy-beachy. As this was a long distance management project for me, Marva became my onsite eyes and ears, regularly sending text and photo updates. Her attention to detail in supplying detailed quotes and samples, room by room and item by item idea book, follow-up discussions and revisions, and personal responsibility for the security of our house was always professional and friendly with complete dedication to the success of the project and our happiness with the result. Always open to my ideas, Marva's own design sense and years of experience captured the style I desired for our home, and she worked out every detail with me, persevering until I was satisfied with the plans. Work began in early January 2017, and as I was not present for the messy interior work involving painting, flooring and bathroom vanity construction, and furniture deliveries, Marva managed her work crews efficiently and arranged for a thorough commercial cleaning after they were finished. She accepted my online purchase shipments at her office and brought them to my house in her almost daily 20 mi (one-way)commute. I was so pleased when I made my first on-site visit, about 6 weeks into the project. Marva had placed the new furniture and accessories, used existing bedding to make up beds, hung some existing art work, included a surprise custom embroidered sofa pillow, and even added a bouquet of fresh flowers to welcome me to my beautiful home. During my visit we worked together to identify punch list items and make new choices for the master bedroom furniture (Marva readily agreed to take back the first selections which were too big for the space). Additionally she worked with her specialty painter to redo the finish of the kitchen tabletop (650 year old cypress she had sourced!) The wedding deadline was achieved and the result is lovely-- a calm, cool, and charmingly comfortable home that we can enjoy for more than just summertime. Marva prepared all revised quotes and payment schedules, emailing scanned invoices and outside vendor (plumbing, electrical) bills to me for payment. Her initial deposit and agreement was fair and concise; accounting of payments to her were accurate and timely. At final project completion, sign-off and payment, Marva presented me with a notebook with room-by-room paint chips, information for furnishing fabric care, and warranties. Extra paint cans were labeled and stored in plastic bins. A delightful woman to work with, Marva has an endearing personality and good sense of humor, which contribute to her positive attitude. Her willingness to work long-distance and her trustworthiness were essential to the success of this project. I HIGHLY recommend Marva Williams and Designing Women of the Carolinas."

"I was really under the gun due to a prior Architectural firm not performing their duties per building plan codes. Not only were the plans incomplete but the City Plan Reviewer states(The Worst plans he’s ever seen) they will not make adjustments unless there is an additional charge for Thousands. Evaluation’s saved my clients and drew our project per code, along with Engineering in less time then they quoted. I highly recommended them, Especially Kirsten. You went above and beyond trying to coordinate this project. The staff was very professional and I will use them on all my projects. Sincerely, Frank B BCM Builders"

Structural Engineering questions, answered by experts

The essential difference between an architect and an engineer is that architects typically focus more on the aesthetic design of buildings, although not without consideration for the structural integrity of the building. Engineers focus more on the structural, technical, and practical aspects of whether and how an architectural design can be built as drawn. You may need to hire both types of professionals if you’re designing and building a new home.

Structural engineers typically conduct inspections during a home sale or renovation, looking for signs of structural damage in various structures throughout the building, such as load-bearing walls, joists, beams, roofing trusses, foundations, and chimneys. Some of the warning signs that structural engineers check for include:

  • Dry rot

  • Infestation

  • Shifting or cracking foundations

  • Erosion

  • Water damage

  • Sagging, shifting, or damaged walls, ceilings, or roofing support

The primary reason homes have crawl spaces is so the foundation can reach down below the frost line to avoid dangerous soil movement and structural damage when the ground freezes. They’re more popular in colder climates where the ground freezes down to a few feet, and slabs are most popular in warmer areas where there is no frost line. Crawl spaces also provide a space for utility lines to run where they’re at less of a risk of freezing.

A 4-inch-thick concrete slab can support around 4,000 pounds per square foot if a contractor reinforces the slab with rebar, while that same slab without reinforcements will support closer to 1,000 pounds. For the purposes of a patio, 4 inches in thickness without reinforcement should suffice unless you’re installing heavy kitchen equipment or a hot tub on it. In those cases, reinforcing your slab and sticking with 4 inches of thickness should provide plenty of strength.

You need to hire a structural engineer when building or modifying any component with a structural load in your home. Common situations where you would need a structural engineer include home inspections when buying or selling a home, investigating possible issues with your foundation, beams, load-bearing walls, or chimneys, breaking ground on a new home or structure on your property, and renovating an old part of your home that could threaten any structural integrity. Home additions and bump-outs also require an engineer.
