"Very professional experience with Mina, the engineer who thoroughly explained his findings and suggested remedies. He confirmed house settlement suspicions and causes in a lengthy, detailed report complete with photos. I trust Kiro Engineering and would highly recommend them for structural engineering consultation and peace of mind."

"I searched the local area on Angies list for an architect. I found Three D Concepts and gave a call to Joe. He came to the house and spent about an hour looking at what would need to be done to take this wall out. Joe thoroughly explained what the job required as far as structural support in the basement and necessary dimensions of the beam to be installed in place of the wall. I decided to move forward with Joe, within approximately 2 weeks he had the drawings finished. He provided me with multiple copies which 1 would be submitted to the town and others to contractors for estimates.
I asked Joe to draw plans for the front entrance way as well. This drawing because it was the front doorway of the house required a few rough versions to be drawn to get an idea of how it would look. We discussed the drawings a few times and once we agreed which one looked best, he finished it and brought the final drafts to my house with the wall removal drawings. Both sets of drawing were professionally done on large 24'' x 36'' size paper with great detail and all of Joe's business and license information present.
I would recommend Joe to a friend and use him again for future work. Thank you!

"Bruttaniti Architects changed the way I live in my house. My kitchen renovation is among the most spectacular I have ever seen. Anthony walked me through removing a structural wall and offered great advice throughout the project. He gave me so many great ideas about things I didn’t even know I wanted. We trusted his creative talents and the end result is better than anything I imagined. He made working with my contractor very easy and worked seamlessly with the contractor to make my entire renovation experience rewarding. My main floor is now open concept and my kitchen is the true heart of my home."

"A pencil drawing with the dimensions would be helpful. The deeds are written in legal and specific engineering terms that look like you need to be a surveyor to understand. I work in the chemical field with a chemistry degree and still find it confusing as to what boundary goes where."

Structural Engineering questions, answered by experts

According to the Earthquake Country Alliance—a public and private alliance in California that works to improve earthquake and tsunami readiness—reports that unreinforced masonry, such as stone, bricks, and hollow clay tiles, is more susceptible to earthquake damage. The mortar between bricks isn’t as stable as other building materials and methods.

Yes, professionals reinforce the foundation with additional supports or piers to prevent future sinking.

The depth of any foundation style depends on your climate and how deep the frost line is, as building code requires that the footers of a foundation—which are built into a monolithic slab—sit at least a foot below the frost line. At the southern tip of Florida, for example, a monolithic slab foundation would only need to sit 12 inches under the soil at the widest parts. On some parts of the Canadian border, the frost line is 100 inches, which would mean a minimum of 112 inches, which is prohibitively deep for a monolithic slab.

First, most contractors will have a structural engineer create a report and plan for your project to ensure it’s safe to cut into the load-bearing wall. The contractor will then excavate around the wall, if necessary, measure the opening—allowing for additional space to fit and level the door, and then cut the doorway out. They will likely install a steel lintel as a header over the door for support. Once the doorway is cut out, they’ll demolish the concrete using sledge hammers and masonry chisels, clean up the surrounding concrete, and seal around the door with masonry mortar.

While concrete walls do not need to "breathe" in the traditional sense of the word, they do require waterproofing and dehumidifying methods, particularly in basements below the water table. Concrete both contains moisture from its initial installation and can absorb water when exposed. Ensuring proper basement ventilation , installing a vapor barrier, and controlling water exposure are all important tasks.
