Customers say: True professional

"After receiving storm damage in April 2024, I submitted a claim to my Home Insurance Company and gave Dale from Roof Brothers the claim number. Dale provided a repair estimate to the Insurance Company and even met the adjuster when he came to do the appraisal. The Insurance Company said repairs could be done for under $900. Dale convinced my Insurance Company that was not the case. I would not have known how to convince the Insurance Company to pay for a complete new roof. Enough good cannot be said for the diligence and efforts Dale displayed. Being insurance ignorant, I would have stopped when the insurance talked repair. All insurance negotiations were done by The Roof Brothers and when all was said and done, I got a $42,581 roof for the cost of my deductible of $1000. I extend a very heart felt Thank You to The Roof Brothers crew. They are professional, knowledgeable and proficient. I highly recommend them for any needed roofing repairs."

Roofing questions, answered by experts

A shingle roof costs between $7,500 and $24,000 in total. The exact cost depends on the size of your roof and the number of bundles of shingles required. A bundle of shingles typically costs between $40 and $60, though contractors might be able to get a lower price than you’d get buying from a local hardware store.

The lifespan of a torch down roof depends on the number of layers installed. A single-ply system typically lasts between 10 and 15 years, while a multi-layer system with two or three layers can last from 15 to 25 years. Although a multi-layer option may be more expensive upfront, it provides a longer service life. Warranties often reflect this, with about 12 years for a one-ply system and 15 years for a two-ply system. For context, this lifespan is shorter than other common roofing materials like wood or asphalt shingles, which typically last 20 to 30 years, with high-quality versions lasting up to 50 years.

The proper specifications for furring strips can vary, so you should always consult the roofing manufacturer's guidelines or your roofer. However, general recommendations are as follows:

  • Thickness: Furring strips are typically 1 to 1-1/2 inches thick, meaning standard 1-by or 2-by lumber works well. In areas with extreme winds, a thinner strip may be preferred to limit how much air can get under the roof and cause uplift. A thicker strip can add slightly more insulation but will also increase installation costs.

  • Spacing: The recommended spacing for furring strips is between 12 and 24 inches apart on center. Proper spacing is crucial for ensuring good airflow, adequate drainage, noise reduction, and better energy efficiency. The ideal spacing can depend on the roof's pitch and the specific type of metal roofing being installed.

No, you can’t use your home’s square footage. You have to calculate your roof’s square footage, and then you may have to convert your square footage measurement to correspond with how the roofing material is measured. For instance, some roofing is sold in “squares,” which equals the total square footage of the roof divided by 100. Shingles are sold in bundles that may not correspond to the number of squares you need. Metal roofing is sold as sheets, so determine the amount of square feet each panel will cover and then divide the total square footage by the coverage area.

Venting a gas water heater out of the roof is preferable in most cases. Heated exhaust gases naturally rise, so a vertical vent pipe is efficient. If you’re trying to vent through a pipe exiting a wall, the angle of the pipe may be more horizontal than vertical, making the venting system less effective. If you go through a wall, you may need to add a fan to ensure a successful expulsion of the gases outdoors.
