I provide professional surveying services for locations in PA, NJ and NY. I offer competitive prices, quality services and timeliness. I have been surveying for 30 years and have extensive experience with boundary surveys, fence surveys, FEMA (Elevation certiifcates), boundary disputes, topographic surveys and subdivision design. I provide free quotes by phone and email and accept credit cards and checks. As well, I offer a 10% discount for senior citizens and our military.

Professionals who complete perc tests can usually do them in a single day. Including excavating to expose the test site, filling the hole with water, and monitoring it while it drains, you can expect the test to take between four and eight hours total. It’s possible that you’ll get the results the same day, but some companies may take a few days to get official results.

A land survey includes the layout of a single property, including precise measurements and to-scale drawings of boundary lines, land improvements, and sometimes other features, like topography and drainage information. A plat map includes the layouts and boundary lines of several adjacent plots and basic structure measurements. Surveys are normally more valuable for homeowners and buyers, and plat maps are for governmental use.

Land surveys don’t technically expire. They do serve as a point of reference and a snapshot of your property, though, so as soon as you make changes to your property (and even if your neighbor makes certain changes to theirs), your existing land survey becomes inaccurate, and a new one must be done. Even if you don’t make any changes to your property, many states only guarantee the accuracy of a land survey for five to ten years.

If a buyer pays for a survey, the surveyor they hired will only provide results to them. It’s up to the buyer whether they share the survey results with the seller or not, even if they ultimately walk away from the deal. It’s considered good faith to share the results with the seller, though, especially if you back out of the deal, as the seller can then provide that survey to future interested parties.

Measure from zero on a measuring tape by placing the metal hook right up against the edge of what you need to measure. You can also latch the hook onto an open edge—of, say, a table—to accurately measure as well. If you begin at the 1-inch mark, you'll need to subtract an inch from your total.
