When I purchased my first home, I was eager to start the next chapter of my life. I hired a home inspector, and the report came back with only minor deficiencies?nothing that seemed concerning. It gave me confidence that my new home was move-in ready. But shortly after I settled in, I began to uncover serious issues: major foundation problems, areas without power, and plumbing issues that became apparent when a bathroom leak sprang up just hours after closing. This experience was a wake-up call. My time in the Navy taught me that when challenges arise, it?s essential to take proactive action to make things better, not let them escalate. So, I took it upon myself to learn everything I could about home repairs, tackling each problem head-on, even if it meant significant out-of-pocket expenses after closing. This journey, though costly and at times overwhelming, transformed into a valuable learning experience. It also sparked a deep passion to help others avoid the same frustrations. Today, I?m proud to use the knowledge I?ve gained to help buyers and sellers make informed decisions and protect themselves from unforeseen issues that could impact their homes and finances. As your home inspector, I approach every inspection with the same dedication and thoroughness I would want for my own home. My goal is not just to check boxes?it?s to provide you with the most comprehensive, honest, and detailed report so you can make confident decisions and avoid the pitfalls I experienced. can we change this section to a little something like this I can relate to and had a problem that drove me to become a Property Inspector.

4 in 1 Home Inspectors are former luxury contractors. How does this benefit your home inspection? 4 in 1 home inspectors are not limited to only reporting visual defects. Our home inspectors explain and educate what's behind the defect offering solutions to explore while on-site. When you fail to compare apples with apples you may end up with an orange after closing, causing out of pocket expenses from incorrect negotiations, due to the lack of knowledge in construction practices. This can be confusing to correct defects found during inspection. We simplify this process providing advice & education during the time of inspection. What separates our home inspectors from other home inspectors? It's the wisdom gained from projects they have built!

Home Inspection questions, answered by experts

A standard roof inspection usually takes anywhere from 45 minutes to a few hours , depending on the roof's size, complexity, and condition. Make sure you allow enough time for a thorough inspection by asking for a time estimate when you hire your inspector.

Even if a homebuyer has no intention of using the fireplace installed in the home they’re thinking of buying, it’s vital to know when the fireplace and chimney were last inspected. Aside from learning that it can operate properly, homebuyers will want to know that the structures themselves are sound and won’t affect the integrity of the surrounding home. With full knowledge, homebuyers can then make plans for any necessary repairs before they move in.

You’ll have to look around the house to find different sources of a hidden leak. Check for water under the sinks in the kitchen, bathrooms, and utility rooms. Look at your bathtubs, showers, and toilets, including inside the toilet tanks. Puddles can form around your water heater, so take a good look around it. Inspect appliances like your washer, dishwasher, and refrigerator as well. Look for stains on the walls and ceilings, and listen for drips and running water.

Several government-backed lending programs can help first-time home buyers purchase a home with little money down. FHA, USDA, and VA loans are options for qualifying borrowers, though many conventional mortgage lenders will lower down payment rates to as low as 3 percent.

You know if you have a skunk hole if you can smell the skunk’s musk. Skunks have a strong odor even when they aren’t spraying due to threats, and you may smell it coming from under a building or another hiding spot, such as a shrub or wood pile. They may also dig shallow holes around a lawn in search of food.
