When I purchased my first home, I was eager to start the next chapter of my life. I hired a home inspector, and the report came back with only minor deficiencies—nothing that seemed concerning. It gave me confidence that my new home was move-in ready. But shortly after I settled in, I began to uncover serious issues: major foundation problems, areas without power, and plumbing issues that became apparent when a bathroom leak sprang up just hours after closing. This experience was a wake-up call. My time in the Navy taught me that when challenges arise, it’s essential to take proactive action to make things better, not let them escalate. So, I took it upon myself to learn everything I could about home repairs, tackling each problem head-on, even if it meant significant out-of-pocket expenses after closing. This journey, though costly and at times overwhelming, transformed into a valuable learning experience. It also sparked a deep passion to help others avoid the same frustrations. Today, I’m proud to use the knowledge I’ve gained to help buyers and sellers make informed decisions and protect themselves from unforeseen issues that could impact their homes and finances. As your home inspector, I approach every inspection with the same dedication and thoroughness I would want for my own home. My goal is not just to check boxes—it’s to provide you with the most comprehensive, honest, and detailed report so you can make confident decisions and avoid the pitfalls I experienced. can we change this section to a little something like this I can relate to and had a problem that drove me to become a Property Inspector.

Home Inspection questions, answered by experts

A home inspector is only required to give a copy of their report to the party who hired them. This means that only a seller would receive a copy of a pre-listing inspection report, while only the buyer receives a report for pre-purchase home inspections. You can choose to share this report with the other party, but this isn’t a common practice. As a seller, you would typically only get a sense of the most significant inspection discoveries when you receive a request for repair from the buyer.

In most cases, a roof inspection will include a visual inspection of the exterior roofing materials, an interior inspection for signs of leaking or roof damage, and an assessment of the structural stability of your roof and the materials supporting it. Some things your roof inspector will look for include the following:

  • Missing or damaged shingles, flashing, or sealant

  • Signs of old age

  • Signs of leaks, including mold growth and water stains

  • Potential issues, like tree branches touching your roof

  • Signs of a loss of structural integrity

Yes, most services include safety inspections as part of the repair process. Confirm with your contractor.

The only way to determine if you have a radon problem in your home is to have professional testing done. You can buy DIY radon test kits, but these are sometimes inaccurate in certain temperatures and humidity levels, and they don’t paint the entire picture in terms of your radon exposure. Scheduling testing once every two to five years is best. You can also look out for the following symptoms, which, according to the American Cancer Society, are symptoms of radon exposure:

  • Shortness of breath

  • Cough

  • Tightness in the chest

  • Difficulty swallowing

  • Hoarseness

There are a few different types of flues out there, including throat dampers and top-mounted dampers. A throat damper will look like a piece of metal inside the chimney that is either opened or closed, while a top-mounted damper will simply make it so that you can see the daylight streaming in through your chimney from inside if it’s open.
