As with most large-scale home renovation projects, you’ll need an architect to map out the exact layout and specs of your above-garage room, which is required in many municipalities. Some general contractors will serve as your architect, or they may bring on a residential architect to assist with the plans.

Most contractors aim for about a 20% profit on a job, leaving themselves room for unexpected expenses or delays. After accounting for materials, labor, and insurance, the profit margin for most contractors is between 10% and 20%. Fluctuating costs of materials and labor affect the ultimate percentage.

If you're handy, you may want to take on building a garage as a do-it-yourself project. However, whether it's a good idea to build a garage on your own or not depends on the type of structure you want to build and local permitting laws. If you want to work with a pre-fab structure, you may be able to DIY. However, if laying a foundation is involved, you're better off working with a professional builder.
