"Hired to do valuation of a manufactured home - not on land. Gave appraisal comparison properties included land. therefore not an accurate valuation. Thought salesperson understood nuance. "

"The agent we originally signed-up with left Howard Hanna for a competing company and we were randomly assigned to a new agent. Our experience was terrible! The communication and customer service were mediocre at best. I was bullied into lowering the price of my home after a low ball offer was made because the agent told me “first offers are usually the best ones.” While I did come down in price, I refused to go as low as the agent recommended and guess what...the buyers came up! Then after the home inspection the agent again tried to force me into repairs I wasn’t willing to make, and guess what...again the buyers accepted. My agent had me convinced the sale was not going through and the buyers were going to walk away at any moment! And then with no warning I was called by Allegheny Realty Service to let me know there was a closing in THREE days! I work out of town! Since I was out of town I incurred a $70 FedEx fee to overnight documents on top of the other closing costs I had to pay! All of this after the day before my agent told me “There is no closing date set. The water/sewer test isn’t even happening until next week.” So save yourself a lot of stress and money and go with another Real Estate Company!"

Real Estate Agents questions, answered by experts

Gather details of recent improvements, property documents, and any previous appraisals or inspections.

The purpose of the home appraisal determines which party pays for it. You’re generally responsible for the cost if you need to know the current value of your home to refinance your mortgage, though in some instances the lender will pay for it. The buyer pays for the appraisal when they are applying for their mortgage.

If the value of the home you want to buy is appraised at less than the price of the offer, you may not be able to obtain a loan for the offer amount. Lenders want to ensure that the amount they’re lending isn’t more than the market value of the property, so you may have to increase your down payment to reduce the loan amount or get a second appraisal if you still want to proceed with the purchase.

An Arizona room may or may not count toward your home’s square footage, depending on local regulations and the specifics of the room, but generally does not get included in the total square footage. In many locations, a room needs to be built to the same quality as the rest of the home, have an integrated heating/cooling system, and be habitable year-round to count toward square footage.

Xeriscaping can absolutely increase your home value, but the return on investment (ROI) depends on where you live and how prevalent xeriscaping is in your area. In drought-prone climates, xeriscaping can boost your curb appeal and make your home more appealing to buyers due to the reduced maintenance and watering costs. However, in areas where xeriscaping isn’t the norm, some buyers may be willing to pay less for a xeriscaped property if they don’t like the appearance.
