"Mina is extremely knowledgeable, clear, patient, and upfront. I never hired a structural engineer before and was feeling intimidated by the process. Kiro Engineering understood my issues and home renovation desires and provided me several solutions to make sure the result was safe and properly executed. Through conversation it was clear that Kiro is equally at home dealing with a homeowner like myself as well as very high end extensive and commercial projects. I can’t recommend Kiro enough for any structural engineering projects."

"Mr Mikaeel immediately contacted me once I put in a request on Home Advisor. He explained his services and he offered me more options than I had received from other engineers. Those options included paying less money which I appreciated right away. He knew I didn't have much time to work with and we scheduled the next day. He arrived on time, was very personable, very professional, explained what I needed to know and also gave me great news. I will recommend him to anyone that needs a structural engineer Thank you Home Advisor!"

"Dee finished the drawings in a timely manner. He made revisions to fine tune and included an optional alternate floor plan I requested for a very reasonable up charge. I’m sure I’ll be using Dee again in the future."

"Anthony and John were a pleasure to work with! They took our vision and made it a reality! Their suggestions in some of the planning were spot on and made our house our dream home. They were responsive to our requests and would take the time to explain to us why they were suggesting certain features. So easy to work with, friendly, funny and timely! True professionals with the added touch of feeling like you’re working with family. They were truly invested in our project and it truly showed in EVERY detail. I would welcome the opportunity to work Bruttaniti Architecture in the future and would certainly recommend them to anyone for any of your architecture needs!!"

"We had a first-class experience with JPF Architects! Justin is a consummate professional who carefully listened to the vision we had for our project, was consultative, patient and offered insights through each step of the process. We wanted to build an addition to our property and had both a specific design in mind and strict HOA requirements within the development we reside in we needed to adhere to. We really appreciated how thoughtful Justin was and he's an incredibly talented, creative architect who knows how to bring a customer's vision to life. We highly recommend working with JPF Architect's for any architectural needs!!"

Structural Engineering questions, answered by experts

Water can seep into porous materials like wood beams, floor joists, and roof rafters within minutes, but they’ll need to see prolonged exposure before you have structural damage. Mold can start growing within 24 hours, and mold can eat away at the structural components over time. Wood rot is more of a concern, though. Wet and dry rot are fungal infections that set in in moist conditions and rapidly deteriorate wood, causing major structural damage within just a few months in some cases.

Through detailed analysis of load paths, materials, and existing damages.

No, squeaky floors do not always mean there is structural damage. The noise is often caused by friction from issues like loose floorboards, gaps between the subfloor and joists, or loose subflooring. While many squeaks are harmless, persistent or worsening noise could indicate a more severe problem. If you notice other signs of structural damage—such as soft or sagging floors, cracks running from the wall to the ceiling, or horizontal cracks in your foundation—it's best to have a professional inspect your floor to determine the root cause.

A split-level home is one that has several staggered floors connected by short staircases, while a split floor plan separates the primary bedroom from the rest of the bedrooms. Split floor plans are most often found in single-story homes, while split-level homes are always at least two stories.

Yes, walls on the top floor can be load-bearing if stacked on the floor’s foundation.
