Unfortunately, he missed a couple of major issues. The basement wall has a diagonal crack through it, which was not mentioned in the report. When I contacted him to ask him about it, he sent an extremely brief reply, saying it wasn't a problem and could be fixed but not necessary. I replied to clarify, asking if he had noticed it or not during the inspection. He dodged the question, only saying it was mentioned in the report, but it wasn't. There was only a very generic disclaimer saying that hairline cracks that don't affect the structural integrity wouldn't be mentioned. This crack is 1/4"+, definitely not a hairline crack. The first reaction of one contractor who saw it was "WHOA!" I certainly would have liked it mentioned. Additionally, there is a subterranean termite infestation which he apparently missed. It appears they are gaining access through the unmentioned foundation crack. We are now looking at having to tear out all the finished basement walls, repair/seal the foundation, and spend thousands on a whole-house poisonous termite treatment right as we're expecting a baby. I understand it's impossible to have a 100% accurate home inspection, and Tom seems like a great guy, but the purpose of hiring a home inspector is to make an informed buying decision, and in this case, I don't feel I was equipped with all the necessary information to do that. There were some bumps in the road with this project, but the end result is good and all was made right. Communication was a little difficult with him, as his voice mailbox was often full and e-mails went unanswered for days, but he always did get back to me and started and finished the job on time. The day after the window was installed (Christmas Eve), I woke up to discover the well full of water and water leaking into the basement. They'd had to cut a drain to finish the project and did not install a long enough extension on it, so the rainwater all ran back into the well. I called him and he and Phil rushed out to my house on Christmas Eve within 20 minutes, pumped out all the water, cleaned everything up, and remedied the problem. Everything has been fine since, the permits and inspection all went fine, the project was finished on time and within budget, and the window is a BIG improvement in the basement. The company promised to call 30 minutes before the technician arrived. That did not happen. My wife called at 2:45 and was told they were "backed up" and there would be a delay of 1 1/2 to 2 hours. Despite that, the technician arrived at about 45 minutes after the scheduled time. He said there had been a misunderstanding and apologised. He was pleasant and cordial. It took less than 60 minutes to clean lint in the vent pipe, remove the dryer's back panel to vacuum out lint using my shop vacuum. He recommended a different style of vent hose, which I immediately went out and bought. When I returned the dryer was pushed back into position without the original hose. Two screws were missing from the back panel of the dryer. Other screws were installed on an angle, cross-threaded. There was lint on the floor around the dryer. The technician was gone. My wife had signed the invoice without looking at it or inspecting the work. We had a coupon for a free service call and $40 off the repair. The job took less than an hour. $240 per hour for this simple work is excessive by any reasonable standard. No parts were used. I called the manager the next day. He raised his voice in anger during our conversation and was defensive. He said the price sounded correct for the work done. I told him I considered the charge excessive andI asked for a partial refund. He promised to discuss this with the technician and call me back. He failed to do that.
My answers to the provider's response is in bold below:
?We did communicate with the customer but were still 45 minutes late. ( The company did NOT contact us the day of the repair. We had to call them.) ?Things do happen at previous calls that sometimes take ? Sure, understandable, that is why there is a 4-hour window. They need some flexibility in this line of work. Things happen. I owned a repair business and understand fully.? The customer stated i raised my voice, I never raised my voice in anger to the customer? When we talked late, the owner/manager apologized, saying he had a tragic family event and was not at his best that day. I understand. I was just reporting what happened and certainly accept his apology with no hard feelings. ? the customer started the conversation with threats that he would go to every review site with negative reviews This is untrue. Before I told him I was prepared to report the facts of what happened on Internet review sites, I outlined my I asked for a partial refund. He raised his voice in anger, said he was not about to refund based upon what I told him. At that point I told him I was prepared to file negative Internet reviews everywhere I could. I considered his response to my reasonable request unprofessional and unreasonable. ? I personally called the customer 2 times that ?with no answer. True. Unfortunately, he called my land line, not my cell phone. No one was at home. I was at work until very late that day. His message was unintelligible, so I looked up the number from my caller ID and called him back the next day. The first call was at 9:37am and the 2nd was at 10:07am. To be fair, he actually called THREE times, not two, based upon my caller ID, so he clearly made a good effort to respond. I invite the customer to check his messages on his cell ? we actually had 2 services done at the customer?s home. The first was to completely dismantle the dryer not just dismantle the back panel. My wife said the front panel was also removed for the cleaning while I was picking up the dryer vent hose. I do not believe removing front and back panels panels qualifies as ?complete disassembly.? Clean out the dryer and reinstall his belt. We did not sell him a belt we reinstalled his belt. If the belt was off, the technician took it off. The dryer is less the two years old, and has had light use, and was working fine when the technician arrived. My wife asked him more than once if anything was wrong with the dryer, other than the accumulation of lint. He said no each time.?We charge $150 for this clean out service, ($150 for removing 2 panels requiring removal of 16 screws total.) If this would have taken 2 hours we still charge $150 for this service.?The next service was to his home in the wall dryer vent system. If the vent goes out of the wall behind a dryer just to the outside. We clean it and go down the road. No extra charge. If however the vent runs up into the house through the attic or something similar then we have to use a snake and a brush to accomplish the clean out. This service runs $100. This required 15 minutes maximum. I was present while this was done. The lint removed would not fill a half gallon milk carton. ? The charges that were incurred for this customer were in my opinion very reasonable. $185 plus tax. Not $240 or even the full cost of both repairs. $100 for a snake through the attic and clean out of home vent system and $150 for complete dismantle of dryer that had major lint buildup and reinstall of his belt. He was not charged a service charge and our discount was much more than our $40 part and labor coupon. Done separately thisa $250 job. The company advertised through a coupon a free service call ($40) plus a $40 discount coupon for labor and parts. Had those not been in place, I assume the charge would have been $265 for less than an hour?s work requiring no parts and only simple tools. I?ll leave it to the reader to decide whether $265 an hour is excessive or not. When he removed the old shower unit in our bathroom he found a leak. It was a pretty bad one, coming from the roof. He then inspected my roof, and was able to fit the cost of the roof into the cost of the bathroom remodel for not nearly as much money as I thought. He did an excellent job. He...

FAQs for chimney inspection projects in Waldport, OR
The average cost for a professional chimney cleaning is around $250, but prices range from $130 to $400 or more, depending on a few factors. Some things that have an impact on your total include the size of your chimney, the number of chimneys cleaned, and how accessible the chimneys are.
The cost to install a fireplace is $2,440 on average. This cost can range from $150 to $8,000 or more, depending on the type of fireplace, the materials used, and the size.
Electric fireplaces cost around $1,000 to install, and mostly only require wiring installation. Installing a wood fireplace from scratch could cost upwards of $10,000, depending on the foundation needed to support the weight of the fireplace. In addition, gas fireplaces can cost between $2,500 and $10,000.
The National Fire Prevention Agency (NFPA) recommends chimney sweeping once per year as a means of avoiding house fires and massive property damage. Over time, creosote and soot build up in your chimney from burning wood and a lack of ventilation. These compounds are both highly flammable, which means a build-up of them inside your chimney puts you at an increased risk of house fire. Chimney sweeping removes any residue and helps reduce the risk of property damage and personal injury from fire.
The cost to remodel your fireplace is $1,200 on average. This cost can range from $400 to $2,000, depending on the extent of work needed.
If you add a hearth to your fireplace, you can expect to pay between $3 and $200per square foot. However, if you're refacing your fireplace, the price tag will depend on your chosen materials. If choosing tile, you can pay between $1 and $50per square foot, depending on the design. Stone is a more expensive material, averaging between $60 and $70 per square foot.
On average, chimney repairs cost about $455. However, because of the vast range of potential repairs needed, the cost to repair a chimney ranges widely from $160 to $15,000, depending on the type and extent of repairs required.
