Welcome to Neil Hibbs Land Surveying, Inc.! Neil Hibbs Land Surveying, Inc. was formed in 2004 after beginning as Neil Hibbs Land Surveying, LLC in 2002. We are a small, privately owned company and have almost 40 years of surveying experience in the area. We do both private work as well as work for government agencies. We have worked with several cities, Douglas County and the State of Oregon. At Neil Hibbs Land Surveying, Inc., we have both conventional equipment as well as Trimble RTK GPS equipment. We can help you with any of your survey needs. We offer boundary line adjustments, land partitions, subdivisions (designed by one of the several local engineers we work with), topographic surveys, elevation certificates and letters of map amendment/change. We also write legal descriptions. We have a boat for hydrographic surveying and/or access to remote locations better accessed from the water.

Depending on the type of land survey, the report will mark the boundaries of your property, the topographical changes of the landscape, as well as major natural and added structures to the plot. A more detailed survey, like an as-built survey, will note the measurements of the structures and landscape following major construction. A topographic survey will also help your contractor determine the cost of land development projects.

There are a couple of ways you can determine the depth of your well. One method is to use a device called a well sounder. This tool has a long measuring tape containing a sensor to alert you once the end reaches the water. 

Or you can DIY it by using a long tape measure with a half-filled bottle of water attached to it. Lower the tape measure into your well. Once you feel tension on the tape, you’ll know the bottle has reached your static water level. This will give you an approximate idea of your well’s depth.

Soil testers and licensed excavators are often the professionals you hire if you need a perc test. In some cases, structural engineers will also be able to conduct the test for you. In many municipalities, you’ll need your professional on-site to dig and fill the holes with water, as well as a representative from your local building department or health department. That representative is the individual who will determine whether your test passes or fails.
