We do nothing but prepare and conduct estate sales and write professional appraisals, so we can dedicate all our time to clients across Oklahoma and north Texas. Ours is a small firm; we keep it that way to keep our commissions competitive. We have about eight on staff, not including police officers and sheriffs whom we hire for security at our sales. We also offer professional appraisals of personal property; our owner is fully certified through ISA (the International Society of Appraisers), and is fully USPAP compliant. Simply partitioning off a space for a bedroom in an otherwise unfinished basement that isn’t a legal living space won’t affect your appraisal value.

If you can’t find any records online, you’ll need to contact your county clerk’s office to do further research. They should have property records on file, or can at least point you in the right direction of who to contact. You can also speak with your neighbors about when their houses were built because they were likely built around the same time.

The cost to appraise a home depends on the type. Common types include:

  • FHA or VA single-family homes: $400–$500

  • Condominium: $300–$500

  • Multi-family home: $500–$1,000

  • Apartment building: $1,500–$3,000
