He didn’t use any of the comps in the neighborhood and didn’t try to fix it when the bank accepted our reappraisal request. He screwed us out of deal, but then the next appraiser came out and did what they were supposed to and got us 40k more than this guy. Don’t use him ever"

Board and batten is an aesthetic choice and, like most aesthetic choices, will do little to raise your home’s value. The differences between market value and appraised value depend on the local market, so they can match, or either one can be higher than the other. In a “buyer’s market,” where there are more homes than there are buyers, the market value is more likely to sit below the appraised value to entice buyers.
