We do nothing but prepare and conduct estate sales and write professional appraisals, so we can dedicate all our time to clients across Oklahoma and north Texas. Ours is a small firm; we keep it that way to keep our commissions competitive. We have about eight on staff, not including police officers and sheriffs whom we hire for security at our sales. We also offer professional appraisals of personal property; our owner is fully certified through ISA (the International Society of Appraisers), and is fully USPAP compliant. To get the highest appraisal value possible for your home, make any necessary repairs and updates prior to the appraisal. Some examples of tasks include updating landscaping to boost curb appeal, renovate older areas of the home, and consider staging your home. Keep in mind that some aspects of the appraisal are out of your control, such as comparable properties nearby.

If installing board and batten fixes an issue with the home, it could increase the value, but it isn’t commonly installed for that purpose. Board and batten is an aesthetic choice and, like most aesthetic choices, will do little to raise your home’s value. That being said, certain design elements can help attract more buyers, even if your home’s price won’t see a noticeable bump. 

Land doesn’t depreciate in the same way that a house, vehicle, or other property does, but it can lose value based on various factors. Environmental changes, nearby development, zoning changes, and economic downturns can all cause land to lose value over time. Value is a comparative figure, so as other related factors change, so can land’s value.
