There are a few different types of flues out there, including throat dampers and top-mounted dampers. A throat damper will look like a piece of metal inside the chimney that is either opened or closed, while a top-mounted damper will simply make it so that you can see the daylight streaming in through your chimney from inside if it’s open.

Experts suggest your HVAC system should be inspected once per year. If you’re buying a new home, it’s also a good idea to have the house’s HVAC system professionally checked before the final sale. For HVAC systems older than 10 years, it’s recommended they are inspected twice per year. If you suspect a problem, you should schedule an inspection, even if you’ve already had one this year.

These are some of the critical considerations when planning to make your home accessible:

  • How wide are your doorways, wheelchair ramps, hallways, and pathways? These should be at least 32 inches wide.

  • Which bathroom modifications will be necessary? 

  • Do you need to lower any cabinetry or other fixtures to make them accessible for wheelchair users?

  • Is there enough room to turn around in the shower?

  • Is there a second story of the home that requires a stair lift?

  • Is there proper lighting outside in the dark? If not, a floodlight may be necessary.

Mold can cause respiratory issues, allergic reactions, and other health problems, particularly for individuals with asthma or weakened immune systems. Unchecked mold growth can lead to structural damage, resulting in costly repairs. A thorough inspection identifies visible mold and uncovers hidden sources to allow for timely remediation, preventing further damage and health risks.

Whether or not to buy a home containing asbestos is ultimately a decision for the homebuyer, and there are several things to consider. When in good condition and contained, asbestos is unlikely to present a health risk—it’s when those tiny fibers are loose and airborne that they become a problem. Consider any renovations you plan on doing to the home that could disturb existing asbestos and the cost of removal. If an inspection finds asbestos in a home on the market, you could negotiate with the seller for a lower price, though this isn’t a sure thing.
