"Excellent. Larry Whited was able to interact on our behalf with the sellers, financial people, etc, and perform virtual walkthroughs for us, that served us to appraise the property. He visited multiple houses for us and with his years of experience was able to give us an accurate appraisal of the relative value of each, that was extremely important in our ability to make a final selection. It should be noted, that webMLS was paid a fee, but that fee was paid by the sellers, not us."

"We contacted Team Sheets (recommended by Dave Ramsey) on February 7th describing our remote situation. Our tenants moved out of the house on March 7th. Team Sheets swooped in immediately and gave a detailed assessment of the condition of the property. Wendi provided honest counsel in relation to selling "as is" and also detailed accurate estimates for some work that would ensure the property brought top dollar. We were in contact with Wendi almost daily while the contractors conducted the work. Team Sheets was there every step of the way providing progress updates and recommendations. I can't even imagine the behind the scenes work. Wendi listed the house on April 11th at a price she discussed with us the first week. I lost count of how many showings were held on the April 12th. We had four offers that day. With expert guidance, we accepted an offer $15k over our asking price. Wendi, Don and Autumn took care of the rest. Autumn set us up with a Power of Attorney for Don to represent us at closing. Flawless! Closing occurred on May 15th. Our profit was wired to our bank account and available immediately! Bottom line: Professionals - Clear concise timely communication - Extremely thorough - All the tools necessary to seal the deal with proven results!"

Property Appraiser questions, answered by experts

Some appraisers hold a Member of the Appraisal Institute designation. This accolade is the highest credential property appraisers can earn. An MAI appraisal is typically used for commercial properties.

While your lender will likely recommend an appraiser, you can also hire a professional home appraiser on your own. Choose someone who is experienced in your type of residential property, and ensure they hold all of the necessary credentials that your state or region requires.

Installing a flagpole can improve your home’s curb appeal, so it will often have a modest positive impact on your property value. You’ll see a much larger bump in property value if you install a custom wooden flagpole than you would if you install a standard aluminum pole. Adding lighting to your flagpole will also have a positive impact on home value, as will trimming trees away from the new lawn addition.

Foundation cracks won’t always affect your appraised value. All foundations crack due to normal settlement, so hairline cracks that aren’t leaking or uneven from side to side are unlikely to have an impact on your appraisal. Structural cracks, on the other hand, often lead to a reduced appraised value, especially if the underlying problem will cause the issue to worsen over time.

Xeriscaping can absolutely increase your home value, but the return on investment (ROI) depends on where you live and how prevalent xeriscaping is in your area. In drought-prone climates, xeriscaping can boost your curb appeal and make your home more appealing to buyers due to the reduced maintenance and watering costs. However, in areas where xeriscaping isn’t the norm, some buyers may be willing to pay less for a xeriscaped property if they don’t like the appearance.

While there's not a lot of definite research, some experts suggest that an in-ground or wall-mounted basketball hoop can add value to your home by increasing curb appeal. In addition, having a basketball hoop is an attractive feature of a house since it promotes physical activity, especially for children.
