"Steve responded to my inquiry quickly, he then worked with us for the best time to do his appraisal. He provided a good documentation and explained details of the appraisal and why certain things can’t be added at the time. He did speak to me what to do when we decide to sell our property. He’s definitely very knowledgeable and easy to work with and his price quote for service is very reasonable and is also lower than other competitors. I would definitely recommend him if you want to get your property appraised. He is also a realstate agent so he comes in very good knowledge in the industry and market. Thank you very much for the work and we definitely would love to work with him again."

"Don and Wendi are a fantastic team! They not only sold our home quickly (1 day!) but exhibited extreme patience, flexibility, and support in navigating the buy of our new home in a very busy and unique market. They accommodated our varied and difficult work schedules to show us homes, answered every single question without any hesitation, and provided objective feedback and guidance with all avenues of the buy/sell process without any complaints. Autumn was also great at setting up the closing detail on both sides. and kept us on track. We cannot recommend the Sheets Team enough and will absolutely use them again for any future real estate needs. Thank you Don and Wendi."

Property Appraiser questions, answered by experts

The purpose of the home appraisal determines which party pays for it. You’re generally responsible for the cost if you need to know the current value of your home to refinance your mortgage, though in some instances the lender will pay for it. The buyer pays for the appraisal when they are applying for their mortgage.

Yes, built-in bookshelves can be worth the investment and can add value to your home, especially when constructed from high-quality, timeless materials like luxury hardwood. They offer a practical and stylish storage solution that utilizes wall space effectively. While they cost more than store-bought units, the custom fit and potential to increase your property's resale value make them a desirable feature for many buyers, particularly for homeowners with large book collections. For the best return on investment, consider having them professionally built.

Appraisals are not mandatory but are helpful for pricing accuracy and negotiation purposes.

In cases where an appraisal comes in lower than an offer price, sellers might opt to lower their asking price to meet the appraisal, especially if the market is slow, and replacing the offer with a higher one may take a long time. Sellers can also offer to make repairs to boost the appraised value, hire another appraiser to get a second opinion, or just move on to another offer that isn’t contingent on the buyer getting a mortgage or an appraisal inspection.

In most cases, you can expect home automation to boost your home value. This technology makes the homeowner’s life easier and more comfortable, and some provide increased safety and protection. Buyers will likely recognize value in security systems and utility monitors, as well as comfort-focused upgrades that save on electric bills while keeping interior rooms at the desired temperature and humidity. On average, you can expect a 50% and 75% return on investment on home automation services, and potentially even more if the automation reduces homeowner’s insurance.
