Most municipalities require excavation permits for any significant digging, especially if the excavation affects utilities or public property. However, permits for excavation depend on your local government and the scope of the project. The best type of soil to build on is a mixture of sand and clay, known as loam soil. Loam soil has the best combination of these soil types to build a foundation on. The clay particles help with water retention, so it won’t erode like sandy soil might, and the sandy particles help with drainage, so you won’t see unsafe soil expansion or have an increased risk of leaks from water sitting against your foundation.

The digging depth will depend on the size of the trencher you use. Even smaller units can dig up to 4 feet deep, which is plenty for a DIY job. However, much larger trenchers can reach a depth of 18 feet and are better used by a team of pro contractors, not a single DIYer. As with all home improvement projects, use the right tool for the job and proceed with caution.

Professionals who complete perc tests can usually do them in a single day. Including excavating to expose the test site, filling the hole with water, and monitoring it while it drains, you can expect the test to take between four and eight hours total. It’s possible that you’ll get the results the same day, but some companies may take a few days to get official results.

It all depends on the scope of the project. A trencher can certainly save time and energy, but you might not need to dig that deep in the first place. Aside from the depth of the trench, the quality of the soil matters. If it’s light, soft soil, you might try a shovel first. However, if the soil is rocky and hard or there are obstructions in it, like tree roots, a machine trencher might be the better option.
