"Sean and his crew went above and beyond when it came to removing an old concrete swimming pool from our property. Sean was very prompt in calling and coming out to give a very reasonable estimate on the demolition of the pool and concrete surrounding deck. He started work on the demo immediately and did a very thorough job of removing the old pool structure and deck - he didn't fill in the old pool because he said it would hold water and our yard would always be spongey - he used a machine to hammer it into pieces and then used his excavator to load his trailer and haul the debris away. Afterwards, the restoration of the yard began. We had an unusually wet spring and it was very very difficult for Sean and his crew to backfill and grade - its impossible to grade mud. Sean went above and beyond bringing in loads of gravel to stabilize the soil so they could backfill the hole. Even though the gravel was much pricier than just using dirt, he never asked to increase his quote."

"We had our front and back yard torn out completely, grass and bushes. Within 3 days it was transformed into a knew and BEAUTIFUL landscaping. Nick asked what we wanted but for the most part we let the professional pick for us because he saw where the sun hit through out the front and back yard and what bushes would grow best. Nick and his crew work very hard at a very reasonable price. Thank you so much Nick and crew."

"Top notch land and lot clearing did a great job clearing my lots. They were very prompt in reaching out when I did an online inquiry. They had someone out to do an estimate the next day. I was able to book the job and they had equipment out with in the next two days to do the job. They were very reasonable with pricing that I was actually surprised. The two gentlemen that came out and did the work were very professional and seemed very experienced. I would recommend them to anyone."

Excavating questions, answered by experts

Excavating provides immediate relief from active water intrusion, which is critical for homes near the Cuyahoga River floodplain. Correcting your property's grading instantly redirects stormwater away from the foundation. Over the long term, proper waterproofing excavation protects your foundation from the expanding and contracting clay soils common in OH. Replacing aging sewer laterals also eliminates sewage backflow risks and keeps your property compliant with local stormwater management ordinances.

Helpful?

Before starting excavating, pull your property’s existing permit history to reveal past foundation or utility work. Secure a current Cuyahoga County property survey to identify precise lot lines and drainage easements. Request your sewer lateral records to document the age and material of your pipes. Finally, take date-stamped photographs of your yard and foundation to establish a clear baseline condition before any local professionals begin digging on your Ohio property.

Helpful?

The timeline for excavating relies on your project scope and local weather. In Ohio, you must account for a mandatory two-day notice for utility marking before digging begins. Active work for a utility trench takes one to three days, while full foundation waterproofing requires three to seven days. Cleveland’s heavy clay soils and winter freeze-thaw cycles slow progress, so schedule your project during the drier summer months for faster completion.

Helpful?

Trench safety and proper shoring are critical during excavating, as Cleveland’s glacial clay soils shear suddenly when saturated. Incorrect backfill compaction in this heavy clay leads to severe settling that cracks foundations and buckles driveways. Additionally, failing to identify unmarked legacy utility lines causes dangerous service disruptions. Always ensure professionals establish the correct drainage slope to direct heavy Ohio rainfall away from your foundation rather than pooling against it.

Helpful?

Completing excavating in Cleveland directly boosts your home's resale appeal. Because the city receives heavy annual precipitation, buyers highly value properties with documented drainage and waterproofing excavation. Updating old sewer laterals or stabilizing foundations removes major buyer concerns during inspections. Furthermore, excavating to create a finished basement adds desirable square footage that stands out in the Northeast Ohio real estate market.
