"We had 2-3 years of constant road work as a result of storm Sandy (gas line and water line replacement) and there was a crack that expanded over time in the living area on the second floor. We needed to know if it was structural or cosmetic. Anthony arrived on time and began to examine the crack as well as take measurements to determine any significant changes. He was familiar with the land issues in this area, which I appreciated. He explained as he went along and also went to every room in the home and outside for any other evidence of cracks. He was extremely thorough in his inspection and advised how to correct the issue. In addition he also gave tips regarding procedures for any renovations on the property which was extremely helpful. There was a fee for the inspection and an additional fee for a written report. I would definitely hire again if I have any issues."

"LRL Designs drew the blueprint, designed my kitchen & 2 bathrooms and created a new entrance to my dining room, which created a much more open floor plan in my main floor. I love the way everything turned out and am very grateful for the professionalism and dedication from the designer. She was a pleasure to work with."

High end architect specializing in making a house feel like home!\nI make people’s dream homes a reality. There is nothing more satisfying to me then improving the quality of life for my clients and giving them a house that they are able to make into their homes.\nI have been a licensed architect since 2015 and am currently registered in Rhode Island, Connecticut, New York, Maine and Massachusetts. With my NCARB certificate I am able, if necessary, to obtain reciprocal licensure throughout the country in a short time period. \n\nI am inspired by our local built environment, humble materials, classical building forms and traditional building details. I have a strong interest in the reinterpretation of classical building forms, blended with contemporary open floor plans. \nI have a stronger interest in helping to guide my clients to ways of improving the quality of their lives through adapting the built environment to meet their needs.

"When I moved into my home, I knew I needed help with everything from organizing and decorating to selecting paint colors and creating a space that felt cohesive and welcoming. What I didn’t expect was how much of an impact Abigail would have on my family’s life. She has an incredible eye for design and organization, but what truly sets her apart is her ability to transform a house into a home. She listened carefully to what was important to me, worked within my style, and helped create spaces that are both beautiful and functional for my family. Throughout the entire process, she was professional, patient, creative, and genuinely invested in helping us create a home we love. Her talent is remarkable, but she’s also simply a wonderful person to work with. I am incredibly grateful for everything she has done and cannot recommend her highly enough. If you’re looking for someone to help organize, decorate, redesign, or bring new life to your home, you will be in excellent hands."

Architects questions, answered by experts

For your architectural service project in NY, have waterproof containers to protect important documents and plans from moisture, a common concern in older basements. Keep dust control supplies like plastic sheeting and high-quality air filters handy to maintain air quality. It’s also wise to clearly label your home's utility shut-offs, as they can be difficult to locate in many of the area's historic properties before work begins.

Helpful?

Yes, combining architectural services with other upgrades in Yonkers is a great strategy. It allows for a more cohesive design vision, ensuring that structural changes align perfectly with new plumbing or electrical systems. Bundling work can also lead to cost savings on labor and materials. For homes in areas like Park Hill, a unified project plan helps maintain the neighborhood's unique architectural character and streamlines contractor coordination.

Helpful?

Homeowners in Yonkers should consider the area's varied topography and neighborhood styles. Properties in historic districts require careful material selection to match the existing aesthetic. If your home is near the Hudson or Bronx Rivers, your architect may recommend specialized foundations or elevated designs to protect against potential water damage. Proximity to major transportation corridors can also influence design choices related to noise reduction and privacy.

Helpful?

Before starting an architectural service project in Yonkers, get a professional property survey to confirm your exact boundary lines and identify any shared driveways or utility access points. Contact your utility provider, such as Con Edison, to evaluate if your current electrical or gas service can support your planned additions. Also, have a structural engineer assess your home’s foundation and frame to uncover any pre-existing issues beforehand.

Helpful?

When comparing architectural service quotes in NY, be wary of unusually low bids, which may signal an incomplete scope of work or subpar materials. Another red flag is a professional who is unfamiliar with the distinct architectural styles and neighborhood characteristics of Yonkers, such as the historic homes in Park Hill. Also, question any timelines that seem too good to be true, as they may not realistically account for design revisions or material procurement.
