There were four layers of asphalt and cedar shakes, and the decking over the bathroom was completely rotted down to the joints. Elvin rebuilt that area and reinforced the other areas that were in bad shape. He installed modern roof vents. While the final product is good there were issues during the process. Elvin is not very good about cleaning up and we are still picking up nails from our yard. Also, the gutters were left in place while they were tearing off the roof. He reinstalled them using the cheapest fasteners available instead of screwing them into the fascia board. We bought top of the line special order shingles and the tabs stick out like a sore thumb. Also, the gutters are in terrible shape after having loads of debris dumped on them and will have to be replaced. Because he gave us a good price on the roof, and because we were having a hard time finding a carpenter (it was summer and most contractors were months out), we had Elvin build a fence for our dogs. The fence is a shadow fence with a lattice top and we get a lot of compliments about how nice it looks. Unfortunately, Elvin started at one end, instead of starting from the center and working out, so there are a lot of half boards where there shouldn't be. Also, the fasteners he used are very noticeable and need to be camouflaged. For our current project, he reinforced and added lolly columns to support the first floor and parged the walls in our cellar. It is a stone wall and part of that wall was collapsing. Elvin rebuilt it and it looks great. Elvin's younger sons cleaned out a lot of junk that had been left in the cellar and removed rotten insulation in one of the attic crawl spaces. The boys are all very sweet but not very contentious. We found junk dumped in the garden, dumped a foot away from the dumpster, and full vacuum/garbage bags left in the mudroom. Elvin tore out the main section of the house and installed the framing. He leveled the floors, tore out an old stairwell and put in the framing for a new staircase. At this point we had to stop building. Now that we've had time to look at the work done, we have had found many problems. Corners were left unsupported; the walls are not level; studs were cut short and just toenailed in place; studs are crooked in the door frames; and several studs were scabbed in to fit. One section of floor will need to be ripped up and replaced because it was pieced in to fit and not sufficiently supported underneath. And they didn't flush out all his fasteners/screws in the floor decking. While Elvin is very hard working, he cannot read blueprints. If he is unfamiliar with something, and you don't tell him how to do it, he will improvise. When the building inspector came, he told us that had problems with Elvin in the past and that he is very close to fining him for not building to code. (He's had several warnings) Elvin's rates are inconsistent. Some jobs he quotes by the job, but for the renovation of the interior he charged us by the hour ($55/hour for him and his son. We have since found rates of $25-$35/hour for the same work.) Elvin's son/assistant does not measure very well and it is apparent in all the short studs we've found. The worst part was that a substantial part of the gutting/rebuilding was done in the winter and they would leave windows open while they were working. Our fuel bill went through the roof because the furnace was on while we were at work, and the heat was going out the windows. (On the days I was home, I would turn off the furnace and had to huddle in front of a space heater.) Once, Elvin left the windows open after leaving for the day and the temp was in the teens - inside and out before we discovered the open windows. He did call several hours later to tell us after he remembered. They were supposed to clean up but I had to clean up several areas. I estimate it took me 2-3 days to clean up these areas. Framing with exposed nails was left around the house and were a danger to us, and our cats and dogs. Elvin was paid to remove an old chimney last year and it has not been done yet. He also recommended a painter who not only overcharged us but has never completed the work. Elvin works exclusively with his oldest son and they are both very nice and receptive to any requests we have. He is punctual and very easy to get in touch with. He will re-do anything you ask him to fix but we are financially not in a position to work with him at an hourly rate. We would hire him in the future for basic jobs but are going to use different contractors to complete the work that is already in process. We had 6 wooden dining room chairs which were my grandmother's (so at least 60 years old, as she died at 90ish); wooden backs, seats worn through and what appeared to be kapok stuffing falling out here and there. Not particularly good quality chairs I don't think, but of sentimental value to me. We also had another, nonmatching wooden chair which I wanted reupholstered in a matching fabric. All had dings and scratches and occasional loose joints, and we had put sticky felt on the bottoms of the legs to avoid scratching our dining room floor. I telephoned to ask if he could do the job, phone was answered promptly and pleasantly by Mr. Hayden himself, appt made for us to bring chairs to him the following day (a Saturday in early June 2013). I did not have upholstery cloth picked out, he said fine to get it elsewhere (he could tell us how much needed after seeing chairs) or he had some we could look at. Address he wanted chairs brought to was different from that listed as Havenhouse Upholstery on Google (it appears on Google as Havenhouse all one word); appeared to be his home when we got there. He had a furniture-filled workshop in his back garage which is where we dropped off the chairs; he had about a dozen different rolls of upholstery cloth of different patterns/fabrics in the back of his minivan and we chose one we liked from that selection (I am perfectly happy with what we chose, but do not consider myself a picky shopper in matters of style -- durability and stain resistance more important as we have kids, and he recommended some of what he brought as more durable than other fabrics, we chose from those). Estimate was $575 for reseating/upholstery/stain guarding and $200 for repairs to chairs (he said refinishing was not recommended for chairs like these, and that was not our focus anyway), paid by check $250 deposit. He said it would take several weeks. Late June I called to check and let him know we would be unreachable for a week, he said he was almost done. As arranged he called me after we returned to arrange pickup, appt made for next day. He stated repairs had been more extensive than estimated and would be an extra $75 (I made no quibbles). Place to pick up was another different address. I had to call to confirm address twice (trouble entering into GPS) but each time Mr. Hayden answered right away himself and was immediately helpful. and quot;Haven House Upholsteryand quot; or similar not seen on signage of building at that address when I arrived so I phoned; he drove to where I was (took 1 minute) and led me back to a storage unit containing a workspace and lots of furniture including our chairs. He helped me load up and I paid remainder by check to him personally, receiving receipt with both Haven House Upholstery and his name at the top which lays out work done nicely but does not include tax line (I have to assume sales tax was included in the price). Quality of the work: seats look great, very comfortable to sit on with good firm/soft balance for both me (short and fat) and husband (tall and thin), fabric fits tightly and is beautifully folded over corners and evenly trimmed underneath, a lot better than the original seats even before they wore through. The fabric we chose had a herringbone pattern which would show minor faults in alignment easily and this was perfectly aligned on each chair. Wood had greatly diminished ding/scratch appearance, still present (as expected) but have to look a lot harder to find them. Joints very stable now, no leaked glue visible (if he used glue; I didn't ask how he made repairs). Unasked, he had replaced the sticky felt pads under each chairleg with the same color and thickness we had used. Overall, I am very pleased with the work quality. Timing and what would and could not be done was all accurately explained in words I could understand. Cost was a bit more than original estimate but I believe the chairs deserved this as he hadn't tested the joints a lot before making his estimate, and this is not a visible problem. I had expected more of a storefront experience given the name and quot;Havenhouse Upholsteryand quot; but reaching and dealing with Mr. Hayden was easy at all times. My only concern is the lack of evidence of having paid sales tax on the receipt, which I did not notice until I got home. I would use him again if needed; he seems to be a real craftsman who cares about quality and that is well worth putting up with a slightly less-than-slick business demeanor. Wes showed up on time, and although I wasn't really sure what I wanted, Wes was very patient and took his time with me, showing me all the options and explaining the pros and cons. After narrowing it down, he took the measurements for the windows and showed me an estimate on the spot. Wes also informed me of a manufacturer's rebate, and the energy efficiency tax rebate that I would be eligible for with certain products. I told him that I needed some time to think about it, which he was totally okay with, and he sent me the written estimate by email a few days later. I decided to order the window treatments, and Wes put my order in right away. A week or so later, Wes emailed me to let me know that my shades had arrived. Unfortunately, I was not ready to have them installed because I needed to have my windows painted first. Wes was very understanding and patient. A couple of weeks later I received an email from Wes with a friendly reminder about the deadline to submit my invoice for a rebate from Hunter Douglas. I thought this was great of Wes to remind me so that I wouldn't miss out on the rebate! After my windows were painted and ready, I contacted Wes and he immediately arranged a date and time to do the installation. Wes showed up at the arranged time, and the installation went smoothly and quickly. Wes was professional, courteous, and a pleasure to do business with. Once in their shop, we assumed that they would inspect and access the necessary work to repair the appliances. They just started working on them without providing any time or cost estimate or even to tell us what was wrong. After about a week, I was told that the 2-drawer refrigerator was repaired but they were still working on the ice maker. I had asked if they could at least deliver the refrigerator and was told that they can not (or would not) deliver them separately. As months went on, I would call with regular frequency to find out the status only to be told that someone would call me back later. Of the two dozen times I called over the almost 6 months they had the appliances, only 2 phone calls were ever returned. Eventually, I called one Friday at 4:30 p.m. and got an answering machine telling me that they were closed and their hours were Monday through Friday, 8-5. I left a scathing message saying that I was fed up with the lack of returned phone calls and information and insisted that someone call me back the following Monday. As expected, Monday came and went without a phone call. Finally on Tuesday, someone called me to tell me that they appliances were fixed and ready to be installed and that someone would call me Wednesday or Thursday to set up a time to install them as well as give me a cost. As expected, no phone call was ever received. We didn't know when they were going to arrive on Friday as they never called to let us know and after re-installing all the appliances, demanded to be paid on the spot for an amount we had no idea what was going to be. Luckily we had the money to do so, but if you don't happen to have a spare couple thousand dollars in your account when they show up, you might be in trouble. FAQs for window screen repair projects in Wyoming, NY
Whether you should repair or replace your window screens depends on the severity of the damage and the screen’s age. For large tears or holes or multiple points of damage, replacing your screen may be more cost-effective than attempting to repair the damage. If your screens are more than 10 years old, they may continue to give you issues after repair, so it’s likely worth replacing them. We recommend hiring a local screen repair technician, as they will have tools on hand for a repair or replacement and can recommend the best course of action.
In most cases, custom window treatments are well worth the investment. Custom window treatments not only elevate your curb appeal and make your home more visually pleasing inside, but they also often do a better job of boosting your home’s energy efficiency than non-custom treatments, and they usually last longer. Plus, specialty window treatments can increase your home value if maintained well, so your investment is more worthwhile in the long run in most cases, too.
It’s possible to make minor screen repairs yourself using a waterproof adhesive for small tears or a screen patch kit for larger tears and holes. However, it’s usually a better option to call in a professional window technician. It’s very easy to use too much waterproof glue, resulting in a messy appearance that might demand a full replacement anyway. A screen repair technician will not only be able to carry out clean repairs and patches that aren’t obvious, but they can also let you know if replacing your screen is a more cost-effective option.
Window screen repair costs around $310 on average, ranging from $100 to $480, depending on material, the type of window screen, the window size, the accessibility of the window, and whether you need to replace the window screen frame. You can save money on window screen repair costs by using a more affordable material like vinyl or fiberglass, rescreening instead of replacing them, and swapping multiple screens at once to combine labor costs.
Custom window treatments cost around $900 per window, and prices usually fall between $150 and $4,800. Your total will depend on many factors, including the type of window treatment, the amount and size of the windows, your home’s location, and the labor cost. Blinds and shutters tend to be the most affordable custom window treatments at $600 to $2,700, and the most expensive options are valances, drapes, curtains, and estate shutters, costing up to $3,000.
