I also started Guyer Properties in 2008 and I own and manage several investment properties from Syracuse NY to Oswego NY. In 2013 I decided I wanted to set my own hours and answer to my wife only, so I went back to school and started J Guyer Home Inspections. Depending on location, sellers are often legally required to disclose a home’s defects to buyers, even if the home is being sold as-is. Certain types of defects, such as asbestos, mold, previous water damage, structural issues, and other safety risks, may be required to be disclosed, so check local laws to see what needs to be disclosed and what doesn’t.

Home inspectors may look briefly at your roof, but certified roof experts will be more thorough. Hiring a roof inspector can give you a better sense of any underlying concerns as well as longevity. That said, a roof inspector won’t look at the rest of your home. The inspection may or may not include the attic, where problems can be hidden if they aren’t already visible on the surface of your roof. It’s important to clarify exactly what you’re getting with your inspector so there are no surprises.

Waiving a home inspection could be beneficial if you’re buying a home in a hot location where the seller has many other offers to consider, especially if other buyers are willing to waive the inspection. Part of that air is radon, which is an invisible, odorless gas that develops naturally when radioactive particles are deep within the ground. Those particles usually come from decaying matter in soil and rocks.
