"We needed to cut two members of our attic trusses in order to install a whole-house fan. Robert Mann of CES called us within hours of our Angie's List search and offered to come to our house that very afternoon! He took a look at the trusses and came up with a rough proposal on the spot. Back at his office he ran the numbers and sent us a detailed drawing of the changes the following week. We then contracted a carpenter who successfully implemented the changes based on the structural engineer's specifications. We were happy with Robert's responsiveness and work and would definitely hire him again."

Structural Engineering questions, answered by experts

Structural engineers are necessary for projects involving alterations to load-bearing structures, foundation work, and compliance with safety standards. This includes home expansions, retaining walls, and significant repairs that impact a property's integrity.

A structural inspection report will include a detailed description of the structural engineer’s findings, applicable photographs, and recommendations to correct the issue. The contents of the report may depend on the scope of the inspection but might also include a time and cost estimate for recommended work to correct any structural problems found during the inspection.

A construction manager is particularly useful in the case of a large-scale build with custom design elements, so it’s usually worth it to hire one. They can help manage your budget, maintain quality control, oversee timelines, and navigate unexpected hurdles. While construction managers are pricey, they can actually save money in the long run by identifying cost-saving opportunities and ensuring the project stays within budget.

Yes, water damage can affect your walls' structural integrity. If the water or moisture sits on the walls for an extended period, it can weaken the drywall, plaster, wood framing, and other materials supporting the wall. That's why it's critical to dry out the area as soon as you notice it.

Water can seep into porous materials like wood beams, floor joists, and roof rafters within minutes, but they’ll need to see prolonged exposure before you have structural damage. Mold can start growing within 24 hours, and mold can eat away at the structural components over time. Wood rot is more of a concern, though. Wet and dry rot are fungal infections that set in in moist conditions and rapidly deteriorate wood, causing major structural damage within just a few months in some cases.
