I use a continuous radon monitor so I can have lab-analyzed radon results to you in 2 days, as opposed to 7-14 days with charcoal filters. I have eKey access so I don’t need a realtor to let me in/out of the home. I do home inspections, radon inspections, well flow testing, septic dye testing, and water quality testing. My goal is to point out all safety issues and to find costly defects that you can use as leverage to lower the price of your purchase.

Stucco should be inspected yearly or every few years, depending on where you live. Stucco homes in wet or humid climates are at higher risk for damage and should be inspected once per year. Homes in drier climates can wait longer between inspections, and get one every three years or so.

By nature, two-prong outlets aren't grounded—but the box they run to might be, which makes them safer. The safest way to test if an outlet is grounded is to purchase a circuit tester, which cost about $20 at home improvement stores. 

If you discover your outlet (or outlets) aren't grounded, know that this greatly increases your risk of personal injury and electrical fires. You may want to consider installing new three-prong ground fault circuit interrupter (GFCI) outlets. On average, the cost to install GFCI outlets is about $210 per outlet.

There are several indications of an overloaded electrical panel, such as frequent circuit breaker tripping, burn marks, or flickering or dimming lights.

If you’re observing any warning signs, turn the circuit breaker off, then shift some devices from the overloaded circuit to a different one. If there are still signs of overload after turning the circuit break back on, contact a professional electrician to help you fix the issue.

A dryer vent inspection is simply the process of checking the vent for the possibility of damage or clogs. You can do it yourself or hire a pro. Pull the dryer away from the wall and inspect the portion of the vent that’s behind the appliance for lint buildup or kinks. Check the connection of the vent to the wall for loose parts or lint that’s escaping the vent. Check the exterior exhaust vent for signs of damage or lint blockage. A pro can check the length of the vent inside the wall for you. 

If you intend to do the majority of the work yourself, you can pay to hire an architect or a structural engineer to ensure your home remains structurally sound. They can help with the planning to make sure everything is up to code and safe for your family. On the other hand, if you’re not sure your home will be completely safe when you’ve completed the project, let a pro do the job.
