A slab-on-grade or slab foundation is a great option in many areas—usually in warm or moderate climates—and has been a successful foundation style for many decades. Slab foundations don’t require excavation or concrete block wall construction, so they’re the least expensive foundation type. They’re also the fastest to construct and don’t have many issues with moisture or water intrusion. However, they don’t give you extra storage space or potential living space like a crawl space or basement would, and they’re not ideal in colder areas where utility lines can freeze and frost heave can cause major damage.
Foundation problems are costly to repair, but if you already own the home, you can either handle the issues or allow the property to (literally) sink into disrepair. The opposite is true when buying a home. Walk away if the seller refuses to lower the asking price once foundation issues are exposed or if they refuse to handle the problems before the completion of the sale.

You have different options depending on the scale of repair needed. If you are repairing minor cracks that are between ¼ inch to 1.5 inch wide and less than half an inch deep, a self-leveling polyurethane sealant would be your best choice. Polyurethane sealants dry to the touch within one to two hours. Since they come in a tube applier, you also have the option to complete the repair without emptying out your garage.
