"Service had to be scheduled a month out because they were busy. The weatherstripping was replaced and when he asked me about the attic, I let him know that we already had blown-in insulation. He asked me how many inches and if we received the rebate from CPS. I told him I didn't know how many inches and we had received the rebate. He stated that the other company probably only put the minimum amount in to the attic without checking for himself. I was not interested in more insulation being installed, particularly at that point. There was a small gap in the weatherization strip he put on the front door. He stated this was because of the way the door was hung and said that the door should be kept locked to keep the seal. This worked and we always keep the door locked anyway. So it is a minor thing. There was also a small gap at the bottom where daylight could be seen. His fix for this was a take an extra piece of foam and stuff it into the space. He again said that this was because of the way the door was hung. He said that would take care of it, since it is a double door and it was on the side we didn't use. Not thrilled with this response, but not going to split hairs. If I didn't have the coupon, I would not have used this service and I will not use them for further services.

"Not at all. Your agent could only get me a repair person next Wednesday and today is Friday. The agent did say they are not an emergency repair, but if an important appliance breaks you need it fixed ASAP. For example...this is the middle of a hot summer. If my A/C brakes and your service sets up a repair for a week from now....that means My family & I suffer for a week. I called back and said I need a repair for my dishwasher now. They said they would try to get an earlier appointment...then called back and said it wasn't possible. I guess I was doomed to eat out of paper plates and cups until next week. I called a local repairman and he came today and fixed it. It cost me $110 out of pocket...but it was fixed TODAY!!!!"

"AHS is ok. They cover repairs of most everything under the roof of your house. The companies that contract with them are not always the best. You call AHS with the issue, they send a fax to the repair company and give you the contact info. If they don't contact you within 24 hours, you call them. Sometimes they answer, sometimes they don't. When they arrive (usually three days or so later), they service the item. if it has issues within the 90 days, you call AHS again, they are sent out with no charge. If the serviceman decides the unit is unrepairable, AHS will allow you to choose a replacement from their listing (usually not as good as what you have) they will install and remove your old item, or give you wholesale amount to buy and install your own. Prices vary on what you want covered and what you want the copay to be, plus where you live. For me it is 49.99 per month with a 75.00 time of service order. You can have more than one item serviced at the same time under the same fee. If you have a SEAR product the repair guys are great. Not that wild about the other ones they send out. But it is a big savings compared to calling someone on your own. The cost of service is only the 75.00 copay."

Repair Patio questions, answered by experts

Yes, adding a sunroom can increase your home's value, with a return on investment (ROI) ranging from 20% for a screen room to 50% for a three- or four-season room. The amount of value added depends on the design. Fully insulated, temperature-controlled four-season sunrooms add the most value as they can be included in the home's total living space. In contrast, simpler structures like Arizona rooms or solariums typically have a lower return as they don't count as legal living space. A high-quality sunroom can also be an attractive feature for potential buyers, especially those who enjoy gardening. The value may also be higher in warmer climates where this feature is more sought after. When deciding, consider both the potential resale value and the personal value you will get from using the room.

The cost to build a sunroom averages around $47,000, but the price can range from $5,000 to $140,000 for high-end, custom projects. On a square-foot basis, you can expect to pay between $150 and $300. The total cost is influenced by the sunroom's type, size, materials, and other factors.

Common types and their typical costs include:

  • Three-season room: $10,000–$40,000

  • Four-season room: $25,000–$80,000

  • Glass solarium: $30,000–$75,000

  • Conservatory or garden room: $5,000–$80,000

  • Atrium: $10,000–$35,000

  • Prefabricated sunroom: $5,500–$30,000

Additional cost factors include permits, site preparation, foundation type, insulation, roofing, windows, doors, electrical work, heating and cooling systems, and your geographic location.

A screened-in porch requires maintenance to keep the screens clean and in good shape, and you may have to do some screen repair or replacement from time to time. A screen porch isn’t an all-season porch, so the weather can get in, including wind and rain.

To maintain an outdoor structure, perform regular inspections for damage, leaks, and weak joints. Clean the structure regularly, treat or repaint wood surfaces for weather resistance, and reinforce any weak joints to prevent deterioration and ensure its longevity.

With proper maintenance, the average life span of a screened-in porch is six to eight years for the screens themselves, but the foundation and structure can last for 50 to 100 years. To keep your screened-in porch in good shape, clean your porch screens regularly, patch holes, re-seal the wood as needed, and address any foundational issues right away.
