"I was told during an insurance inspection that I had moss and possibly mold growing on the roof of a rental property. The black roof looked fine to me, but I decided to have it professionally cleaned. I found Roof Wizards after reading a lot of good reviews from several different review sites. I called and they were able to look at my roof from a satellite view and could almost immediately give me a price. I set up the appointment but was curious to see what the process entailed, so I decided to hang out at the property to watch and learn. On the morning of the service, three men showed up in a company truck with lots of tanks, pumps, and hose reels attached. They got right to work on the roof. They brushed some areas removing a lot of green furry moss and then treated the entire roof with their own chemical mixture. I know it had some bleach in it, or at least it smelled like bleach. While one man was on the roof spraying a second man was on the ground wetting down the side of the house and the plants surrounding the house. This I was told was so the chemicals they used would not hurt my plants. They did the worst parts of the roof twice, and to my surprise, the black roof wasn't black at all. Within a short time, it was a forest green roof, that looked new. They worked about three hours between the house and the garage and advised me it would take several good hard rains before all the discoloration was gone. I will say I had one area on the garage roof that didn't come completely clean, even after a few hard rains. I spoke to the office and sent them a picture, and they had a technician out within a couple of days to retreat the one stubborn area, of course at no charge. I was impressed with the way they conducted their business and stood behind their work. I was also impressed that all my plants and bushes were unharmed, However, I was most impressed by the dramatic change in the aesthetics of the home. I don't understand why realtors aren't suggesting this to the sellers of older homes. I've had several neighbors comment on the dramatic change to the roof. To all the workers at Roof Wizards of Hammonton, I say, "Job well done.""

Roofing questions, answered by experts

Yes, replacing a roof is always a good investment if the current one is in poor condition. Not only will it preserve the structural integrity of the home, but it can also add value at the time of sale. The average return on investment for a new roof is between 48% and 61%. Prospective buyers are also more likely to purchase a home with a recently replaced roof since that means they won’t need to worry about that expense in the near future.

Yes, installing a new metal or tin roof can increase your home's value. A metal roof's longevity and durability are major selling points for prospective buyers, as it means they likely won't have to worry about a roof replacement. These roofs can last 40 to 80 years, which is significantly longer than traditional asphalt roofs.

In terms of return on investment (ROI), homeowners may see an increase in home value of around $7,000 to $8,000, which can represent 60% to 70% of the installation cost. Another way to measure ROI is per square foot, which can range from $3.00 to $8.40, with higher returns in areas where a durable roof is particularly beneficial.

The length of time you can leave a leaking roof before it causes damage will vary greatly depending on a variety of factors. The best approach when it comes to roof leaks is to play it safe and fix it as soon as possible, whether you take the DIY route or hire a roofing professional to inspect, diagnose, and repair the problem.

The cost to replace a roof typically ranges from $8,700 to $22,000, with a national average of around $9,200. The total cost depends on the size of your roof and whether you need a full replacement or can simply place new shingles over the old ones. A full replacement, which is necessary if the roof is several decades old or has multiple layers, is more expensive. This process involves tearing off the old roofing materials, inspecting and repairing the underlying structure, and then installing the new roof.

Gable vents are more common in older homes built before the 1970s. Homes built after this era use ridge vents or soffits, but you can sometimes find homes with both gable and ridge vents. Gable vents can have a purely aesthetic purpose, while ridge vents hide in the roof shingles so air can flow under the roof while keeping the attic dry.
