So I hired the appraiser myself to come out and give me an estimate. William was very helpful on the phone and I set up an appointment for early Friday morning. He was very punctual, arriving about 8 minutes early. He used that time to photograph and quickly inspect the exterior of the home and the yard. The inside inspection was quick and easy. He was professional but friendly. It took only about 15 minutes as he took photographs and notes, and copied down the mobile home's serial numbers and other info. He said I would get the final appraisal by email early the next week. But I guess he had a little extra time, because I received it Saturday morning! It was very helpful to get it at that time. I would recommend him to any homeowner who is curious about their home's value. ONE NOTE: if you are selling or buying a house, the bank will have to hire the appraiser themselves. They will not accept any appraisal that the homeowner paid for themselves, even if it's done with the exact same appraiser they would have used anyway. He told me that he would not do any work on the house because it would not pass the electrical inspection (it was in a 'pending' status at the time) and that they would probably have to do a 'demolition' of the walls, which would cost somewhere in the neighborhood of $5,000.00 to $10,000.00. At the end of this long, rambling appraisal, he presented me with a bill for approximately $380.00. That was bad enough to have to pay that for no work, but the most outrageous thing about it was that the appraisal was dead wrong. When I had the county electrical inspector out to my house a few days later, the house did pass the inspection (although the garage did not), so the Paris Plumbing electrician's diagnosis was totally wrong about the house.
