I work full time as a Paramedic but have been doing general construction and repair work for 13 years. Since I am not doing this full time to make a living off of, I can generally do most jobs cheaper than the average company. I can price jobs by the hour or give a flat rate up front. If you notice standing water under the deck after rainstorms, you may need a drainage system to efficiently move this water. You do not want standing water to rest against your foundation or against support posts for the deck, as this could cause significant structural problems over time. Make sure the area has proper grading, too.

The best way to sand a deck is by cleaning it, sanding the boards and stairs with 60- or 80-grit sandpaper, and sanding the railings and posts with 80-grit sandpaper. You should sand in the direction of the wood grain to avoid damaging the timber. When sanding your deck, use medium pressure and aim for an even sand. Pressing too hard with a sander can damage decks, as most are softwoods.

Will pressure-treated wood rot? This wood could eventually suffer from rot, although it takes longer compared to untreated wood. Even though the chemicals applied to pressure-treated wood protect it, they eventually dissipate and leave the wood vulnerable. You can delay the appearance of rot in the treated wood by reducing its direct exposure to moisture and by painting it. Using fewer screws or nails in the wood—and thereby creating fewer holes in it—also delays the chances of rot forming.

We recommend hanging a porch swing at least 2.5 to 3 feet from the wall and about 17 inches above the ground to avoid damaging your home. You want enough clearance behind it and on each side of the porch swing to move around safely and avoid the chains rubbing against it.

Before installing a new railing, check the condition of the deck frame and joists, especially around the perimeter where posts attach. If boards are loose, soft, or show signs of rot, the structure may need repair. A deck pro can inspect your framing to confirm it meets load-bearing requirements.
