"Larry Tollen recently helped my family to sell our place in Carrboro. With his breath of knowledge and skillset, we were able to get multiple offers to sell the property above our asking price. Larry was also our buyer's agent of the same property more than 10 years ago. We have to say from both experiences that he's a truly amazing buyer's agent and seller's agent. Larry knows the ins and outs of the real estate market in the triangle area and NC. He works relentlessly for his clients and is always so responsive and honest that we will take his advice without any second guessing. In addition, Larry always keeps us in loop with every single step in the buying and selling process. He has done a great job with our negotiation. Based on the experience above, we truly think Larry is a first-rate real estate agent whom we would recommend without any reservations."

"Ashley arrived on time, which was appreciated. She took outside pictures of the house, as well as several shots of the interior. The results were emailed to me within 48 hours, as promised. The appraisal was as detailed as the one I had done at the end of 2008, but her cost was less than the 2008 appraisal. I'm glad I found Appraising Carolina Assoc's through Servicemagic."

"We hired Piazza Home Inspections to help give us peace of mind with the new home we are buying. As out of state buyers, we needed a reputable, honest and experienced home inspector. Our Real Estate Agent highly recommended Joe Piazza for the job. Joe was extremely thorough and went above and beyond providing an extensive inspection of the house and property we were interested in buying. From the corners of the crawlspace, to the eves of the attic, a professional and fine tuned vision was used to point out the unique charm of our new southern home, and the repairs needed to update and remodel the home. Joe has given us his professional opinion, encouraging us to prioritize the most important issues first. Since we live in Massachusetts, Joe made arrangements for a Zoom meeting to review our home inspection report. We received a comprehensive report that included clear photos and detailed notes and descriptions of necessary repairs. Our Home Inspection has provided us with a guide to negotiate our purchase and prepare us for upcoming maintenance projects. Joe Piazza was very kind to answer our numerous questions and has been extremely professional in his response. Joe has suggested professional pest inspectors and honest and reliable contractors. We are very excited to move into our new home and we are so thankful to Piazza Home Inspection for giving us the confidence to purchase our dream house and welcome family and friends for years to come. Thanks Joe!"

Property Appraiser questions, answered by experts

While some aspects of an appraisal, such as comparable properties nearby, are out of your control, there are several steps you can take to potentially increase your home's value. Make any necessary repairs and upgrades before the appraiser's visit, as they can only value what is currently part of the home, not its potential. Examples include renovating older areas, updating landscaping to boost curb appeal, and staging your home. You can also provide the appraiser with the cost of recent upgrades, which may increase your home's value by about 50% or more of what you paid for those improvements.

As a seller, it might feel tempting to skip the appraisal, especially in a hot market that sees a lot of all-cash offers. While you can technically forgo it and hope for an all-cash offer, you’ll likely have a very tough time selling without an appraisal.

In addition to protecting lenders from risk, appraisals also protect buyers’ investments. As such, it isn’t typically recommended for buyers to skip appraisals.

In most cases, you can expect home automation to boost your home value. This technology makes the homeowner’s life easier and more comfortable, and some provide increased safety and protection. Buyers will likely recognize value in security systems and utility monitors, as well as comfort-focused upgrades that save on electric bills while keeping interior rooms at the desired temperature and humidity. On average, you can expect a 50% and 75% return on investment on home automation services, and potentially even more if the automation reduces homeowner’s insurance.

A property valuation, sometimes called a comparative market analysis or CMA, provides a real estate expert’s opinion on how much your property will sell for. It takes many things into consideration, like the condition and location of the home, but ultimately, all that matters for a property valuation is what a buyer might be willing to pay for the property. An appraisal is more concerned with determining the value. A valuation is to estimate what you’ll get for a property, while an appraisal helps a lender establish loan-to-value ratios and loan amounts.

Whether a scullery is worth it depends on how much you like to cook and entertain. If you frequently host gatherings—a scullery is likely worth the money. If you’re looking for ROI, it’s not so clear. It may not add significant value to your home, as it doesn’t increase square footage and may repurpose space that a buyer would have preferred to remain as-is (like a laundry room).
