Customers say: Quick response

"We hired Mr. Jeffrey Moss to inspect the foundation of a house we were looking to buy. He responded to my inquiry right away, and I was able to schedule with him very quickly as well. He was extremely professional and knowledgeable. He showed up early, was very thorough, and extremely likeable. The report came back within days, and his prices are better than the other structural engineers I had spoken to that weren't even rated on this site! I would highly, highly recommend him!"

Small jobs welcome

Offers commercial services

I am a licensed Professional Engineer providing structural engineering services for residential and small commercial projects. I work with homeowners, contractors, and design professionals to help move projects through the permit process by providing structural calculations, drawings, evaluations, and engineering letters as needed.\n\nIn-person structural inspections are available in Maryland, DC, and Northern Virginia. Remote structural consulting is available in Delaware and North Carolina.\n\nTypical projects include load-bearing wall removal, beam and header sizing, additions, decks, foundation concerns, and framing evaluations. My goal is to provide practical, code-compliant structural solutions that are clear, efficient, and tailored to the project.

"Cobalt save our rear ends by getting our insurance company to pay for the work.  This is after 3 other roofers looked at it.    So we paid our 1,000 deductible and that was basically it for the roof.  Had some cosmetic repairs done out of pocket.
He David Francis, co-owner, also got insurance company to pay for leak damage in one of the bedrooms.   Cobalt has been around a while.  Their crew works hard long hours.  You will have 6-10 people working to get the job done fast.
also, on our other house we have had some leaking issues with the chimney.   He got that fixed too!!!
I mentioned 4 grand because we then had the house repainted by Cobalt.  It looks amazing!!  And they didnt paint the windows shut like the last painter.

Structural Engineering questions, answered by experts

You need to hire a structural engineer when building or modifying any component with a structural load in your home. Common situations where you would need a structural engineer include home inspections when buying or selling a home, investigating possible issues with your foundation, beams, load-bearing walls, or chimneys, breaking ground on a new home or structure on your property, and renovating an old part of your home that could threaten any structural integrity. Home additions and bump-outs also require an engineer.

The standard thickness for an LVL beam is between 1.75 inches and 7 inches. However, you can order LVL beams in non-standard sizes as well. When you work with a contractor, they can source beams that are the appropriate size for your project for you after assessing your blueprints.

It depends on the bank and the extent of the issue. Some banks will lend against homes with minor foundation damage, but most won’t if the issue is structural since the home acts as collateral for the mortgage. Banks that offer renovation loans might still finance a home with structural problems. More minor issues like settling cracks and intermittent problems with humidity are unlikely to stop a bank from financing.

Absolutely, as it ensures designs are viable and won’t compromise structural integrity.

No, squeaky floors do not always mean there is structural damage. The noise is often caused by friction from issues like loose floorboards, gaps between the subfloor and joists, or loose subflooring. While many squeaks are harmless, persistent or worsening noise could indicate a more severe problem. If you notice other signs of structural damage—such as soft or sagging floors, cracks running from the wall to the ceiling, or horizontal cracks in your foundation—it's best to have a professional inspect your floor to determine the root cause.
