Home and Building Inspections (primarily structural) for purchasers and mortgage companies and insurance companies.

"Gateway mortgage company recommended Roger and CDR inspections to do a structural inspection of one of our rental properties before approving a refinance. He did not give it a pass, and suggested having nine piers installed around the perimeter of the house. After some due diligence, we discovered that Eden’s had already installed piers in 2020, and we communicated this to Roger. He said he would not give the property an OK until the adjustments were made, so we had Edens come out and adjust the piers, as well as add three additional piers to another corner, per Roger’s instructions. After completing all work, both we and Chris Padley from Gateway Mortgage have been emailing and contacting Roger for 6 weeks to do a final inspection so that we can move forward with our refinance, and he is disregarding all of our phone calls and emails. This has been one of the most frustrating experiences we have ever encountered. We are unable to move forward on our very important refinance until he signs off on this structural inspection. Our lender told us, “I am at a complete loss why he won’t respond.” Look elsewhere, Roger is not friendly and he’s not willing to work with customers."

Structural Engineering questions, answered by experts

Completing structural engineering projects in Fayetteville brings immediate benefits like improved safety, better storm resilience, and potential insurance advantages. Over time, well-executed upgrades reduce maintenance needs, help prevent moisture damage common in the region, and support higher property values. With Fayetteville’s active rental market and frequent severe weather, investing in structural improvements also increases your home’s durability and long-term energy efficiency.

Helpful?

In Fayetteville, address structural engineering issues right away if you notice foundation cracks, sagging floors, or storm-related damage, as these can worsen quickly in the local climate. Immediate action is also needed for code violations or insurance requirements. Preventive upgrades or non-urgent improvements can often wait, but scheduling outside hurricane season and during cooler months helps avoid weather delays and ensures better contractor availability.

Helpful?

In Fayetteville, be cautious of structural engineering quotes that lack a detailed site assessment or ignore local soil conditions and hurricane risks. Watch for vague project scopes, missing references from Fayetteville-area clients, or professionals who don’t address the region’s unique foundation challenges. Extremely low bids may signal skipped steps or subpar materials. Avoid anyone who pressures you to decide quickly or offers generic, non-localized solutions.

Helpful?

In Fayetteville, residential structural engineering projects—such as foundation repairs or home structural analyses—typically take two to six weeks, depending on complexity and permitting. Commercial projects often require six weeks to several months. Timelines can be extended by weather delays during hurricane season, site accessibility issues, or additional reviews for properties near military bases, so it’s wise to factor in these local considerations.

Helpful?

In Fayetteville, the longevity of structural engineering projects depends on adapting designs to the area’s humid subtropical climate, variable soil conditions, and hurricane exposure. Using moisture-resistant materials and accounting for soil expansion or erosion are crucial. Success also hinges on thorough site-specific soil analysis, compliance with local permitting requirements, and working with professionals who understand Fayetteville’s unique weather and foundation challenges.
