Emergency services offered

"Two years ago my wife and I noticed that our foundation was beginning to settle.  We had huge cracks in the dry-wall and our front door wasn't opening and closing properly. We decided to contact Advanced Foundation Repair and Replacement, owner Frank Matyiko.  He got a structural engineer to our house.  The engineer recommended that we needed twelve piers in order to fix our foundation.  the entire construction project went as planned.  Advance Foundation provided us with a transferable warranty in case we decided to sell our home.
The overall experience was wonderful their crew was very professional and we would use them again and recommend them to anyone!!

Structural Engineering questions, answered by experts

In Saint Joseph, immediate attention is needed if you notice wide or growing foundation cracks, sloping floors, or doors and windows that suddenly stick—these are signs of urgent structural issues. If you see minor, unchanged cracks or hear occasional floor squeaks, monitor them but don’t rush repairs. Plan larger projects for spring or fall to avoid delays from Missouri’s harsh winter weather.

Helpful?

As a new homeowner in Saint Joseph, start with a professional evaluation of your foundation for signs of settling or water intrusion, which are common due to local soil conditions. Next, have load-bearing walls and roof structures checked, especially if your home is older or you plan renovations. Address any basement moisture or crawl space ventilation issues early to protect against mold and wood decay.

Helpful?

In Saint Joseph, structural engineering projects—such as foundation repair or wall modifications—can impact plumbing, HVAC, and electrical systems, especially in older homes. For example, shifting a load-bearing wall may require rerouting wiring or ductwork. Foundation work can expose or disrupt water lines. Consider coordinating insulation upgrades during these projects to improve energy efficiency in Missouri’s changing climate.

Helpful?

In Saint Joseph, homes often require structural engineering work on foundations—especially those with basements or built on expansive clay soils common in the area. Watch for issues in load-bearing walls, particularly in historic properties, as well as roof framing exposed to heavy snow or wind. Floor joists in older homes and basement moisture problems are also frequent concerns due to Missouri’s variable climate.

Helpful?

In Saint Joseph, hidden costs during structural engineering projects often include permit fees, code compliance upgrades, and repairs for foundation issues caused by clay-heavy soils or poor drainage. Work on historic homes may require special materials or additional approvals. It’s also common to uncover outdated plumbing or electrical systems, or hazardous materials like asbestos, which can extend timelines and require specialized handling. Weather delays may also occur.
