"Needed a basement remodel. After conducting a significant amount of due diligence, several estimates and interviews I/we selected Affinity Construction. I make every attempt to spend my money locally as Affinity is locally owned. The owner Justin in my opinion was the one that was honest and Frank with regard to cost estimates that fit my needs. As the job got underway Justin was welcoming about any changes that I had. His employees, Mike and crew were attentive and responsive to my requirements during the build and offered good suggestions/alternatives to my ideas. Thanks guys!! I recommend this company to all for your construction/remodel needs. I will be hiring them again as I continue to remodel my home before I retire. Thanks again Justin"

"I recently had comfort home services clean the air ducts in my home, and I couldn’t be more pleased with the results. From start to finish, their team was professional, punctual, and courteous. They explained the process clearly, worked efficiently, and treated my home with care. They cleaned up all the dust and trash. The difference in air quality was noticeable right away, and I truly appreciate their attention to detail. I would highly recommend CHS to anyone in need of reliable and thorough HVAC services."

"Kings remodeled my master bath in 2024 and they just completed a new deck rebuild at back of my house. Once again, with the help of Renee and professional crew, my old crumbling deck is gone with a beautiful new one to replace it! I had an idea of what changes I wanted to make with the new build and Kings worked with me to accomplish that. I highly recommend Kings Collective Remodeling."

Carpentry questions, answered by experts

Removing a load-bearing wall affects the structural integrity of your home, so you’ll need a permit before starting the work. Building codes vary by municipality, and obtaining a permit and having the work inspected after completion will ensure you’re in compliance with all applicable regulations.

The cost to convert a carport into a garage averages about $22,000, ranging from about $15,000 and $55,000. Additional cost factors to consider include size, time of year, and how much of the carport you can reuse. Other cost factors include the kinds and amounts of materials used, such as:

  • Add insulation: $1 per square foot

  • Add drywall: $1–$3 per square foot

  • Add window: $450–$2,000 per window

  • Add outlets: $75–$500

  • Add garage door: $250–$11,200

  • Enclose framing: $5–$13 per square foot

  • Replace roofing: $1,000–$2,000

Framing a house with steel generally takes less time—around five to eight weeks—than most building materials. The steel components can also be made quickly off-site and manufactured with pre-punched holes for running piping and electrical wiring, which will lessen the prep work and extra labor during construction.

It's possible to turn your carport into a living space, but there are additional factors to address over turning it into a garage. HVAC, plumbing, and electricity won't be optional, and you'll need finished flooring, drywall, trim work, and legal ceiling height, for starters. Also, keep in mind that living space conversions may require upgrading the foundation underneath, and the permits might be more expensive as well.

Joists do distribute their load to beams, but they don’t sit on top of the beams. Instead, home builders nail or screw the joists directly to the beams such that the end of the joist butts up against the edge of the beam. Beams can sit on other beams for support, but you’ll never see a joist sitting on top of a beam or another joist.
