The competitor placed the pop up drain 10 feet from the house in a low spot, which created a swamp. Quality did an A+ job fixing the problem. They were timely, professional and UNDER budget. If your concrete steps have crumbled or chipped, you can fix them by removing any chips or flakes, cleaning and wetting the affected area, applying a concrete bonding agent, and finally applying new concrete, usually in the form of Portland cement. For widespread damage, you can consider concrete resurfacing instead. For fixing concrete spalling that has led to deep damage, you might need to remove damaged material, add structural supports, and pour new concrete into a mold.

Properly prepared and applied concrete resurfacing can last from 10 to 15 years. The longevity of resurfaced concrete depends on proper preparation as well as the fundamental condition of the original concrete. Depending on the application used to resurface the concrete, reapplying a protective sealer every two to three years can extend the life of the new concrete surface.

Concrete spalling can be fairly serious, especially if left untreated or in a public area. It can be a tripping hazard and, if not resolved, can lead to structural instability.

If your cement garage floor is sinking and cracking, your first step should be to call a local structural engineer to assess the problem. They can determine if it’s a minor amount of sinking related to normal settlement or if the issue is structural in nature. If you do have structural damage, the engineer or a foundation repair company that you hire will come up with a plan to fix the issue, which often consists of mudjacking for less severe issues or underpinning for more extensive problems.

You have different options depending on the scale of repair needed. If you are repairing minor cracks that are between ¼ inch to 1.5 inch wide and less than half an inch deep, a self-leveling polyurethane sealant would be your best choice. Polyurethane sealants dry to the touch within one to two hours. Since they come in a tube applier, you also have the option to complete the repair without emptying out your garage.
