Generally, you can tell if a home is bolted to the foundation by checking the foundation for plates. If you see that your foundational plates connect to wood or bolts protruding from them, this means that you have a bolted foundation. However, it's always wise to bring a home inspector in to confirm if your foundation is secure.

A post-drywall inspection could uncover many problems that weren’t present during the pre-drywall inspection, including insufficient insulation, missing weather stripping, improperly installed plumbing and lighting fixtures, flooring damage, drywall damage, plumbing leaks, aesthetic issues, and more. Structural problems, which are often expensive to fix and are common reasons to walk away after a home inspection, are easier to see before the drywall goes up, but a post-drywall inspection may highlight minor issues with house settling and foundation problems.

There are several signs that your chimney is dirty and ready for cleaning. Look for the following:

  • A buildup of creosote and soot inside the chimney

  • The room fills with smoke when you use the fireplace

  • The damper is black with creosote residue

  • When you light a fire, it quickly goes out

In general, it’s best to schedule a cleaning at least once a year before winter so you can safely use the fireplace. 

Using your realtor’s inspector may potentially speed up the home-buying process in that realtors are unlikely to recommend someone they’ve had prior difficulties with regarding scheduling or report turnaround time. There are other factors to consider, though—you don’t want a rushed inspection or a partial report. It’s more important that you work with a home inspector who can do a thorough assessment and explain any issues to you clearly.

Beyond having an inspection, it’s important to do chimney maintenance at least annually to be certain the chimney is safe to use. Cleaning the flue of any built-up particles, creosote, and soot reduces the risk of fire. Fortunately, the cost of hiring a pro to do a chimney inspection often includes a chimney cleaning, so you may not have an extra expense for maintenance.
