We are full service home inspection team, one or more inspectors will be on site for you home inspection. Typically I the certified home inspector will be there, along with a exterior specialist and a hvac specialist. I feel that by having more professional at the inspection the better the service and quality of the report you will recieve. We book no more than 3 inspections a day, which allows us enough time to do the job correctly and professional for you. We do not preform TIS, time of sale, or truth in housing inspection, I feel they are a simple check list inspection and not a comprehensive home buyers inspection. Remember as Buffet said "Value is what you get, and price is what you pay" a cheap inspection may be just that worthless.

Home Inspection questions, answered by experts

Make it easier for your inspector to do a thorough assessment by preparing your home ahead of time. That includes:

  • Noting any signs of pests around the home

  • Removing obstacles in the way of the attic, basement, plumbing, garbage, and other key areas that inspectors will need to access

  • Keeping children and pets away from inspection areas

Yes, in most cases, you can back out of your offer if you’re unsatisfied with something in the inspection. However, there is usually no recourse for doing so. The only exception would be if you waived the home inspection, a somewhat common practice to get your offer accepted in a highly competitive market. Waiving the home inspection doesn’t prevent you from getting an inspection, but you usually can’t walk away from the home after the inspection if there’s something wrong.

Home inspectors may look briefly at your roof, but certified roof experts will be more thorough. Hiring a roof inspector can give you a better sense of any underlying concerns as well as longevity. That said, a roof inspector won’t look at the rest of your home. The inspection may or may not include the attic, where problems can be hidden if they aren’t already visible on the surface of your roof. It’s important to clarify exactly what you’re getting with your inspector so there are no surprises.

Gaps in new construction are common and typically not a cause for concern. New homes experience settling during the first one to two years as the foundation adjusts and building materials acclimate. Monitor gaps during this period and address them once settling stabilizes to avoid repeated repairs.

Unfortunately, asbestos is not easily identified and can often be hidden in plain sight in your home. While it can look like fluffy fibers, tiny pieces can also appear in materials like plastic or cement, making it impossible to identify on your own properly.

Plus, since asbestos is so dangerous when disturbed, you should never root around to try and find it. This job is best for a professional who can test for the material properly.
