"I was rather very impressed with the timing it took Dankert Excavating to quote me and then to be able to start the job and I was super impressed with the job that was done. Coming from a construction background you can easily tell who takes pride in their work and who doesn't and Logan is easily classified as a prideful person. Would and will easily hire again in the future."

FSE Company was established in the year 1957. At the firm's inception, civil engineering and land surveying services were provided with the idea of excellence in endeavor and client satisfaction. Today this earlier philosophy has helped to blossom FSE Company into a specialized niche firm of unique professionals providing full service engineering, geodetic surveying, and project management services serving the industry. Our objective is to provide our clients with the best services to achieve their individual goals. We stress sound engineering principles, cost effectiveness, technical accuracy, practical feasibility, and compliance with regulatory requirements in our approach to serving clients. We have made the choice to remain a firm servicing the land development needs of our clients, to insure that we can provide our clients with a personal touch, but yet large enough to accomplish substantial projects. Our staff primarily includes senior professional engineers and surveyors, spanning the fields of environmental engineering, municipal engineering, development engineering, planning, geodetic surveying, and project management. "It went very well. Terry came out quickly to get the lines marked so we were not delayed with putting up the fence. I am very glad we hired him. We were given a plot survey from the company that was putting our fence in and they were off by up to 5 feet around all four neighboring properties. If we had not hired a professional, like Terry, we could have been sued and would be tearing down our fence. GET A PROFESSIONAL SURVEY- it can save you a lot of time and money down the road."

Land Surveying questions, answered by experts

For land surveying in Saginaw, use frost-resistant rebar or iron pipes for survey markers to withstand freeze-thaw cycles common in MI. Deep-set monuments—typically 42 inches or more—are advised to prevent shifting from frost heave. Durable flagging tape and weather-resistant stakes are essential for visibility and longevity. Reliable GPS and total station equipment are recommended for accurate results, especially on wooded or uneven Saginaw terrain.

Helpful?

In Saginaw, a typical boundary survey or property line survey takes one to three days, while topographic or site plan surveys may require up to a week. Larger or more complex projects, such as subdivision platting, can extend to several weeks. Factors like property size, wooded terrain, and seasonal weather delays are common in Saginaw and can impact your survey timeline, so early scheduling is recommended.

Helpful?

In Saginaw, homeowners often assume existing fences or landmarks mark true property lines, leading to disputes. Relying on outdated surveys or skipping a professional property survey before construction can cause costly setbacks. Overlooking local easement restrictions or failing to check a surveyor's state licensing with the Michigan Department of Licensing and Regulatory Affairs are frequent errors. Always communicate your project's scope clearly to avoid misunderstandings.

Helpful?

When arranging land surveying in Saginaw, unexpected costs may include additional title research, deed clarification, or resolving encroachments, which can add several hundred dollars. If your property has unclear boundaries, extra site visits or monument restoration may be needed. Environmental reviews, such as wetland delineation or floodplain analysis, can also increase costs, especially for properties near the Saginaw River or in older neighborhoods with historical records.

Helpful?

For most land surveying projects in Saginaw, you may need permits or approvals from the Saginaw County Building Department, especially for construction or site development surveys. Zoning compliance and subdivision platting are reviewed by the City of Saginaw Planning Department. If your property involves wetlands or floodplains, consult the Michigan Department of Environment, Great Lakes, and Energy. Always verify current requirements with these authorities before starting your property survey.
