FSE Company was established in the year 1957. At the firm's inception, civil engineering and land surveying services were provided with the idea of excellence in endeavor and client satisfaction. Today this earlier philosophy has helped to blossom FSE Company into a specialized niche firm of unique professionals providing full service engineering, geodetic surveying, and project management services serving the industry. Our objective is to provide our clients with the best services to achieve their individual goals. We stress sound engineering principles, cost effectiveness, technical accuracy, practical feasibility, and compliance with regulatory requirements in our approach to serving clients. We have made the choice to remain a firm servicing the land development needs of our clients, to insure that we can provide our clients with a personal touch, but yet large enough to accomplish substantial projects. Our staff primarily includes senior professional engineers and surveyors, spanning the fields of environmental engineering, municipal engineering, development engineering, planning, geodetic surveying, and project management. Campbell Surveying Engineering is committed to providing excellent customer service and professional expertise. When you hire Campbell Surveying Engineering a contract will be sent to you. The contract provides details about the services we will be providing along with payment terms. Typically we require half of the contract cost for a deposit and the remaining balance will be invoiced when the project is complete.

"It went very well. Terry came out quickly to get the lines marked so we were not delayed with putting up the fence. I am very glad we hired him. We were given a plot survey from the company that was putting our fence in and they were off by up to 5 feet around all four neighboring properties. If we had not hired a professional, like Terry, we could have been sued and would be tearing down our fence. GET A PROFESSIONAL SURVEY- it can save you a lot of time and money down the road."

Land Surveying questions, answered by experts

Land surveys don’t technically expire. They do serve as a point of reference and a snapshot of your property, though, so as soon as you make changes to your property (and even if your neighbor makes certain changes to theirs), your existing land survey becomes inaccurate, and a new one must be done. Even if you don’t make any changes to your property, many states only guarantee the accuracy of a land survey for five to ten years.

Prior to excavation, you should prepare the dig site and call 311 before you sign anything.

To get your site ready for excavation, you should move anything in the area that isn’t affixed to the land. You can save money on the excavation by removing hardscaping, including walkways, decks, concrete patios, and paver patios.

Before you carry out any digging, you should call 311 to confirm that there are no utility lines running through your excavation site. Skipping this step could lead to severe injury and property damage if your excavator hits a water, sewage, or gas line.

A few different types of land surveys can help determine certain features and boundaries of your property. These include:

  • Boundary surveys describe the actual borders of a property. These are generally required when trying to get construction permits issued.

  • Location surveys provide much of the same information as a boundary survey but also include in-depth information about any improvements made to your property.

  • Mortgage location surveys are usually required by lenders and title companies before financing or offering an insurance policy.

  • Site-planning surveys are done before applying for building permits and can be issued before any major home improvements.

  • Topographic surveys provide a formal map of land elevations. It can also describe the location and size of natural features and any land improvements.

It is almost always necessary to hire a land surveyor near you to ensure your fence sits on the right side of the property line. Mistaking the shape of your property can lead to fines and costly changes if you have to move or adjust the privacy fence—not to mention some surly looks from your neighbor. We recommend jumpstarting your fence planning in the spring to ensure there is plenty of time to map out your plan before construction season.

You should always calculate real estate development costs on a case-by-case basis, so there’s no specific formula to estimate your total. You should speak with a local construction manager to see what you’ll need to do in terms of clearing and leveling the land, connecting utilities, and pulling permits for construction. A professional will be able to get you an accurate estimate for land development.
