I recently purchased a house in Lansing. After purchase I noticed a musty smell and found that the roof was previously damaged. I reached out to 4 local Lansing contractors and 2 regional contractors. Of the six, only Elieff Brothers Roofing gave me a quote that was appropriate to the code for a low slope roof. On installation day we found that the previous roofing contractor had violated building code and used some unorthodox materials and methods and changed the scope of work to do my job right. Steve (one of the Elieff brothers) was on my roof immediately to figure out what was going on. Steve explained the situation, provided evidence of previous substandard work, went over all the options including cost and quality so that I could make an informed decision. With their many years in the business in Lansing, he was able to provide me with several options for insulation replacement, mold remediation contractors that he trusted. Steve and team were able to coordinate with the additional contractors to get my roof done .. and done right. I can't thank Steve, Rhett, DJ, Cooper and his awesome crew enough. This was basically the most stressful house nightmare I've ever had and these guys just kept telling me that it's nothing they hadn't seen before and it's going to be solid when they are done. These guys bent over backwards for me. The quality is top notch, their teams are well trained and get it done. Just amazing. You guys knocked it out of the park. I am so glad I chose Elieff Brothers Roofing. Even though this job turned out to be bigger than expected, had this been a standard roof and deck replacement this would have been easily the best price of all the local contractors. They had the honest price for the work they did. Again, they where the only company that quoted the job to meet building code requirements. It is the worst contracting experience I have ever had. On October 14, 2022 I contacted Total Home Roofing (Angi’s Roofing) obtain an estimate to remove and replace the roof at my home at 504 SW 9th Ct. Cape Coral, Florida 33991 that was damaged in Hurricane Ian. On October 18, 2022 I received a call from Cody Tahtanen a sales representative with Total Home roofing to discuss the project and details and in specific the 25 year Owen’s Corning Warranty and their status as a Owen’s Corning Platinum Contrator. Cody sent an estimate later that day. On November 2, 2022 the contract was executed with the 25 Year Owen’s Corning Warranty (all-inclusive). On December 7, 2022 I received a call from Total Home Roofing indicating that the Cape Coral Roofing Permit application had been approved and the roofing was scheduled to begin on December 19, 2022. On December 16, 17, and 18 left message that dumpster had not arrived and questioned the status of our roofing schedule. On December 19, I called to check status and was told by Bianca that the job would not start. The dumpster arrived at 4:30 that day. I contacted Total Home roofing to see what the schedule would now be. They inicated they would start on the 20th. I told them not to begin as it was going to rain 1-3”. To my surprise I woke to people on my roof and the roofer had already begun to remove shingles. I tried to communicate my concerns with the rain, however they did not speak english. There was no advanced call as promised by Total Home Roofing. Supervisor (Juan) arrived on job site around 11:30 to post permit. I stated my concern that they would not have the roof covered before rain began. He indicated they would. At 1:30 the rain began and they were not done removing the roof yet. They did not tarp the roof, but began the process of installing underlayment. They did so for the next 2 hours installing 100 percent of underlayment that day in the rain on saturated decking material. They ran out of underlayment material and tarped a small portion of the roof remaining. During this whole time I called the supervisor Juan, He never returned phone calls and did not have voicemail set up on phone. He did text me back at 3:25. But never called. At 10:30 PM that night, I noticed staining on the ceiling in my laundry room. I went into the attic and saw water on the underside of the roof decking. I removed insulation to find it saturated and found puddles of water onto of the drywall. I used towels to absorb the puddles and removed more insulation. I texted Juan at 10:50 PM letting him know. December 21, 2022. Began calling Total Home Roofing at 7:00 in the morning. Left messages as office not open yet,. Finally reached office at 8:20. I explained my situation and they indicated that they would call Juan. and notify his supervisor. Called Cody Tahtinen and left message at 7:02 At 8:02, I contacted Owen’s Corning and talked to Brad in Toledo Ohio. I told them that I had the Owen’s Corning 25 year Warranty in my contract and that I was concerned that the underlayment had all been placed on wet roof decking. I had peviously looked at the installation recommendation for underlayment which was on the packaging and on the Owen’s Corning web site. All indicate placement needs to be on a properly prepared dry deck that is smooth... Brad confirmed the decking is to be dry when underlayment is placed. He then sent me some PDF’s of product information. Brad also indicated that if the underlayment would be exposed for an extended period of time that the seams need to be sealed to prevent water backup and wind damage. Received a call from Cody Tahtinen. We discussed the situation and he is communicating with the supervision and management of the company. He is not in the process once under construction, but indicated he will remain a communication point to assist. Juan arrived at the house in the late morning. He reviewed the water damage and took pictures. I said I was concerned that the contractor had not returned to finish the job. He did indicate that the crews were subcontracted and he didn’t have any authority over them. The crew never showed so I again contacted Total Home Roofing, Later in the day approximately 2:00 Eric of Total home roofing arrived at the house to review the roof and water damage in the home. I told him my concerns with the roof installation as follows: All underlayment place on wet decking Water damage in house. Rippling of underlayment Underlayment place over old roof vent hole no sheeting replaced and tear in underlayment. Flap of underlayment placed over dryer vent preventing it from functioning. Wet insulation remaining in the house and mold possibly to grow. I didn’t believe that the roof sheeting had been re-nailed with ring shank nails We think the underlayment needed to be removed and replaced in dry conditions The contractor never showed up and Eric called another crew member and he and that person finished placing underlayment, placed valley sheeting and sealed, put on dryer vent cap, and placed a flap over the roof vent location, which is to be repaired the next day by the original roofing crew. He discussed what the company was proposing remedy Leave underlayment and wait for inspection. He said he knew the inspectors and was certain it would pass inspection. This is concerning since material was not placed according to the manufactures recommendation. Also rippling is already occurring. fix any water damage and paint affected areas. This to be done after shingles are placed. Also no removal of any futher insulation, but they would hire a moisture expert to see if moisture is a problem after roof installed a month or more away. This is concerning as mold would already be forming by then. And since the whole roof was exposed to rain prior to underlayment being placed, we had no idea if water had reached other areas that is not showing through the ceiling. Replacing insulation. December 22 Contractor never showed to repair roof where old vent was. I texted Juan at 8:23 to see when the crew would arrive. He responded that he didn’t know. I requested him to find out. I checked again at 11:18, he still didn’t know and had not heard from them. I checked again at 12:54 and no response. I check again at 3:10 and Juan still had not heard from the crew. Received text at 3:44 indicating the crew would not arrive and would be here tomorrow the 23rd to complete. I cut an access hole in bedroom closet to check for wet insulation on West side of house above the dining room. I removed the wet insulation. I called Total Home Roofing at 3:11 indicating my displeasure with the situation and that I needed to talk to Eric. They could not give me his phone number, but indicated they would contact him to have him call. No call recieved on December 22nd from Eric or at any time since. At 3:22 I called and talked to Brad from Owen’s Corning. I indicated the trouble I was having with the rippling of the underlayment, He asked what the product name was and I indicated that it was TriBuilt. He stated that it was not an Owen’s Corning product. We then discussed the requirement for the products being Owen’s Corning for the 25 year Owen’s Corning Warranty (all inclusive) to be effective. This is consistent with what the sales person (Cody) indicated when we discussed that it was the suite of Owen’s Corning products that must be used to gain the additional warranty period. Brad and I then discussed how contractors get to be a Platinum contractor. It is an invitation program of Owen’s Corning and the contractors need to pass insections to be allowed into the group. I asked how subcontracting the work could be allowed as Brad was going to have someone call back within the next 24-48 hours to answer all questions on the program, however he didn’t think it was allowed. At 3:51 I called Cody the sales person and left a message about the situation and the lack of using Owen’s Corning products. No calls back from anyone at Total Home Roofing December 23 Raining Downpour at 4:00 AM. Checked house for leaks. Saw water seeping in at roof’s edge on north side of house. Did not see leaks on ceiling where privious leaks, but unsure is any water has come into house. Sent text to Cody Tahtinen at 7:59 AM requesting him to call to discuss issues that would likely negate the Owen’s Corning Warranty. Cody called me right back at 8:00. I told him that the roofers had put TriBuilt (not manufactured by Owen’s Corning) underlayment down instead of an Owen’s Corning product. I explained that in discussions with Owen’s Corning that affect/negates the 25 year warranty. In addition, I reminded him that he told us at the time of proposal that the warranty was dependent upon using the complete suite of Owen’s Corning products, and needed to be installed by a Owen’s Corning Platinum Contractor. We read the contract language confirming that it contained the ”... & 25 Year Owen’s Corning Warranty (All Inclusive)” He suggested that their company would just cover the extra warranty time. I said that was not acceptable and that I needed the underlayment removed and the Owen’s Corning products installed. The Owen’s Corning 25 year Warranty was part of the contract. He said it was his mistake and they would have to remove and replace the underlayment and possibly the sheeting and that it would take some time to get done. I stated that it shouldn’t take time and that we should have priority as we were in process. He will get back to us soon. Called Total Roofing at 12:12 PM to let them know of the roofing issue status and the use of a non-warranty product. Requested that a supervisor with decision making authority call me to discuss the bad installation and the use of Tri-built a non Owen’s Corning product. At 12:17 a gentleman from Orlando called be from Total Home saying he was a regional manager or similar. He stated that the Tri-Built was indeed manufactured by Owen’s Corning and that it was an acceptable product and that his folks indicated that the installation was acceptable. At that time Cody Tahtanin called so I disconnected to take his call. At 2:28 Cody Tahtanin called to discuss my roofing issues. He said he was talking to the number 2 in the company and that TriBuilt was indeed an Owens Corning product and they were trying to get an exception from Owen’s corning for the 25 year warranty due to the use of TriBuilt. No exceptions existed at this time nor was I informed of the issue prior to them using the product on my roof. I would be informed early the week of December 25th of the status. December 29 At 9:38 I called Owen’s Corning to discuss the issue of getting exceptions to the 25 year warranty due to the use of TriBuilt. I talked to Michala and Matt both indicated the 25 year warranty program does not include TriBuilt and is exclusively for Owen’s Corning System products. They said exceptions were very rare and would need to have been gained prior to the use of the product. I also explained to Matt the rippling on the roof. He agreed to send me information on how rippling negatively impacts the placement of shingles and that shingle should not be placed on underlayment with rippling as it could cause the shingles to peal off. At 10:36 I called the City of Cape Coral Permit office to register a complaint prior to initial inspection (dry inspection) about the underlayment being installed during the rain and not according to manufacture recommendations and informtion submitted with the permit. He checked and state the inspection was scheduled for January 3rd and to call them on that day as an inspector had not yet been assigned. Phone number (239) 573-3173

Quality of product installed and workmanship I am pleased with. However, post install is why I have deemed necessary to leave this review. The crew left food waste in our yard and gutters. Lawn was not adequately swept for nails and staples. Upon reinstalling my TV antenna, observed pieces of shingle, siding, aluminum flashing, nails and staples in one gutter. This prompted me to inspect all gutters, where I found more of the same. Had two exhaust vents installed for bathroom fans. The crew did not leave necessary couplers to connect provided duct to vents in attic. The project manager provided necessary couplings by personally delivering to my house which I am appreciative of. Discovered packaging material from shingles, along with shingle remnants in my attic. The sales presentation and documentation was why I chose Palmer Construction over lowest bidder, about $5000. The owner and sales person have yet to reply to my emails and/or phone messages. The project manager is the only staff who contacted me and followed up. Not how I would run my business or manage my staff. They also jeopardized an opportunity to earn an additional project. I got a new roof which hopefully will last until I move and they got my money

"A representative from Avalon Roofing, named Chris Greening, was the first person to stop by for a roofing and gutter estimate that I'd requested from many companies. Chris was right on time and when I arrived home from work he had already surveyed the job that needed to be done and was on the roof taking measurements. Ultimately, the shingle that I wanted and needed was in "short supply" and not readily available (Pandemic related issues). Chris knew that he might not be able to fulfill my request but still put in the time to explain "in detail" all the facets of proper installation and warranty - Avalon offered a 50 year warranty. Of the 6 people that I talked to, Chris was the most knowledgeable and dedicated and followed up with me consistently, over the following days, with valuable information. Ultimately, Avalon's pricing was the "most competitive" at $10,800 for the premium shingles and a 30 foot gutter install with downspout. The other companies ranged in pricing from as low as $9600 (not premium shingles) to upwards of $16,000 for the premium shingles with gutter installation. *For reference - this was for a home with two roofs, upper and lower, that required 60 bundles of shingles, one piece seamless gutter with downspout and single layer roof tear off with 3 Chimney flashings to replace. Im satisfied with the roof, but the workers left a mess of scattered nails and roofing debris on the neighbors driveway and lawn. Now I have a (new) neighbor who is angry with me and that is never good. And frankly I don't blame him, contractors leaving that kind of mess is not ok. So I contacted Irish Roofing to report it and ask them to just contact the neighbor and apologize. So far (two weeks and three emails) I've gotten no response from Irish. Not ok.

"Century Construction bailed me out from a horrible situation with my rental house. I hired another contractor to reconstruct our aging front porch. We realized after a few month this prior contractor wasn’t licensed, didn’t pull permit or submit proper plans. I called Aaron at Century Construction and the fixed everything. He worked with the city of Lansing to submit the proper plans and obtain building permit. They did a wonderful job on finishing the reconstruct, even correcting prior contractors mistakes. "The Doctor Flue team came out to my place right on time (actually, early!) and called ahead with their ETA. They were respectful of my home, great to work with, and did a fantastic job checking my chimney and gas fireplace to make sure it was safe and in working order. They "reset" the hearth, added the necessary materials, climbed a 30 foot ladder in 20 degree weather to check my chimney and provided a very detailed after-action report along with photos to give to my HOA for repairs. "Work was done thoroughly and extremely well. Crews cleaned up completely each evening. Everything from exterior plants to a flag holder to house numbers to lights were rehung exactly where they had been located previously. Plants were protected throughout. Window box had been rebuilt once, but not adequately, so Halm and Perkins had to re-do the work of another company. Halm and Perkins did the job as it should have been done originally, assuring the box would not once again rot from improper roof slope for drainage and a lack of ice and water shields. High-quality materials and paints were used for the entire job. The on-site crew was considerate and pleasant. My neighbors even commented on how polite, respectful, and kind Joe and Jonathan were to interact with. Each piece of the work was discussed in advance and detail and changes to the original scope of work were negotiated transparently with the pros and cons of various choices and all costs well explained. The company was also extremely accommodating about changes to the scope of work and flexible in working around other crews who were performing work at the house in tandem. Billing was detailed and consistent with the original proposal (same with all of the modifications to the original to which each party agreed). I will have Halm and Perkins bid on future work without hesitation.
