Earlier this year we decided to buy our Up North home as our first home. My husband and I both work remotely, and enjoy both city life and escaping to the lake. We lived in San Francisco.. NYC.. and now Detroit- and sought to buy a property that most people would see as a vacation home- and make it our Homestead. Jim met us with integrity, intelligence, responsiveness, energy, market & business acumen and knowledge, personality, marketing/design expertise (he gave us ideas on how to remodel a home for maximum return), and top-notch management skills (He was able to coordinate all aspects of our trips up to view possibilities, and continually kept us apprised of progress). His kindness and wonderful sense of humor made each trip- and every phone call- a pleasure. It was as if we had already found our first friend in the area. His expertise and guidance has been critical in helping us navigate the market for the first time. We had so many requirements (home office, special flow to space, views and beach front) - along with a special desire for something with character and unique beauty. Jim was able to juggle the contrasting needs and varying order of necessities of my husband and I with grace. He worked to make us both very happy. He offered many solutions to solve our #firstworldproblems. Once we found our dream home, Jim gave us invaluable guidance while making the offer, helped work with the seller and agent to get the deal approved and then streamlined the close. I believe we closed within a month's time, to ensure we were watching sunsets & toasting marshmallows on Lake Michigan by June 1. We'll never forget Jim's commitment to our family from the very first viewing trip.. trudging through waist high snow, on the banks of Birch Lake.. and rappelling off decks onto the frozen solid shores of Lake Michigan. After 8 hours of house viewings one day we parted ways- only to have Jim ring us up 5 minutes later, to report a new house on the market- and yes, of course, we could go see it right then and there! His energy and passion for his industry is unparalleled. We counted on his local knowledge to find the right lakefront home that met all of our needs. We've now moved into our incredible piece of paradise in Kewadin, Michigan- and we are happy to have had such a perfect experience buying our first home. It's good to know we already have one neighbor we can trust.. Jim Eberle. In winter 07-08 furnace malfunctioned, wouldn't start automatically and had to be reset manually to get through the night. We had 5 HVAC professionals, including Climatron, inspect the furnace. The first HVAC firm came and inspected furnace. He looked at soot visible at vent and saw the soot at the furnace water drain and the orange flame and said we'd have to replace the system. He advised that we go back to Climatron and Lennox and seek help from them as the furnace was only 7 years old. I contacted Climatron and explained the problem and pointed out that the exhaust vent from the furnace was visibly full of soot and dripping water and that the flame was burning orange. Climatron sent a technician out. He proceeded to dismantle furnace and exposed the soot covered part. He called Lennox company to discuss with service agent. They basically said tough luck, if we wanted to clean furnace it likely would cost nearly as much as replacing it and would likely not function properly. Climatron charged me $220 for the service call and while the service technician waited, sent a sales manager to our house to give an estimate for replacing the system. We then asked three other HVAC professionals to inspect system and advise us. They agreed that the furnace needed to be replaced and were all surprised that neither Lennox or Climatron offered any help financially to offset the costs. We decided that we'd prefer not to engage Climatron's services and would contract with a local HVAC firm. Prior to removing old furnace, the installer checked the gas pressure at the furnace. It was lower than specs called for (9.5 vs 10.0 inches column/H2O). In addition, the horizontal portion of the auxiliary vent fan was not level and held water. More problematic was the discovery that the horizontal portion of the exhaust vent from the furnace was sagging for several feet before exiting the wall and held enough considerable water. All of this piping had to be removed and the wall was capped. The vent was redone vertically straight up from the furnace. The water heater also was malfunctioning. The installer thought the exhaust runs were too long and not providing adequate capacity for ventilation. The exhaust vent was redone vertically and the water heater now works perfectly. We informed Climatron of the problems we uncovered. They responded that their \"job supervisor checked over the installation and found no problems\". And that \"Antrim County mechanical Department inspected the installation and approved the final inspection\". (department was dismantled and taken over by State of Michigan shortly after!). We much money undoing Climatron's work. Their written response to my complaint was to point out that their sales rep came at no charge and that their bill for diagnosis was justified. They argued poor maintenance was the problem. I feel both Lennox and Climatron acted unprofessionally and irresponsibly."},"url":"https://www.angi.com/companylist/us/mi/traverse-city/climatron--b-f-s-i-reviews-478098.htm"},"position":9}]}

They were accommodating, professional, and very thorough. This was following an estate sale, so they had to move some remaining things around. No problem! They cleaned lights, fridge, baseboards, cupboards, and the place shined! Would definitely hire again!
Mark made a real effort to get here (I'm in the boonies) ASAP. Was here in record time based on his other jobs. Determined my LG frig needed a new compressor but told me to call LG since the frig is only 4 yr old and the work could be done under warranty. No LG service was available to me so...

FAQs for real estate service projects in Kewadin, MI
Yes, hiring a real estate agent is worth it. Many homeowners make the mistake of trying to sell their homes by themselves, thinking that they’ll save money on the commission, but what they save on the commission, they very often pay for in frustration and concessions on the sale price. Hiring a real estate agent to handle the sale of your home not only makes the process far easier and takes the burden off of you, but most homeowners get more for their homes when going through an agent because of the marketing and salesmanship they bring to the table.
Real estate agents work on commission, so the cost of hiring an agent will depend on the cost of the home you’re buying or selling. The listing contract should include information about the commission for both agents, which is usually 6 percent of the sale price in total or 3 percent per side. With an average national home value of around $440,000, the typical commission per agent is $13,200. However, you won’t pay this total out of pocket. Instead, the commission comes out of the sale price of the property.
Interviewing real estate agents is the best way to find the right person for the job. Consider asking the following questions to find the best agent for you:
How will you show my property?
Will you do open houses to market my home?
How will you handle dual agency (representing the buyer and you as the seller)?
Should I make repairs to my home before listing?
Will you get professional photos taken of my home?
What is the best price you think we can get for my property?
How long do you expect the sale to take?
You don’t legally need a real estate agent as a buyer, as you can represent yourself, but you should always hire an agent as a home buyer. A professional real estate agent will have access to local MLS services to find homes that meet your criteria and needs, can connect you with other professionals—like a mortgage broker and real estate attorney—you’ll need for the purchase, and can often negotiate a better price for your home to help save you money. Plus, as the buyer, your agent’s commission comes from the seller’s proceeds from the sale of the home.
