An Exclusive Buyer Agent acts solely on behalf of the Buyer. They work for an office that does not take listings so they never have anything to "sell" you, but instead offer their specialized service, knowledge, and expertise in assisting home buyers. An Exclusive Buyer Agents time is not spent on listings appointments and servicing listings, but focused entirely of finding and showing property. An Exclusive Buyer Agent will take the time to expose a client to thirty, forty or more listings and allow you to decide. An EBA (Exclusive Buyer Agent) cannot "double dip" the commission because an EBA carries no listings and is not tempted to "steer" a client toward more profitable listings. When you call the listing agent, you are the customer, and the seller is the client. That means the listing agent has what is called a "fiduciary responsibility" to behave in the sellers best interest. When you work with an EBA you are the Client, and I work in your best interest.

Our experience with Larry began this past summer, as we made a family move to Traverse City. As we waited for our home to sell, Larry patiently and consistently showed us properties and introduced us to the various neighborhoods of TC. We often had our active children and other family members with us and he always welcomed and impressed them all. He is so dependable, honest and trustworthy, rare qualities these days, especially in this precarious economy, where everyone eagerly seeks a paycheck. The fact that Larry is so customer-focused, is impressive and very reassuring from a client perspective. Buying a home is a huge investment of time and energy and he gets it. He truly wants the buyer to be happy and content in their decision and purchase and will work with you until you find exactly what you are looking for. We can't say enough positive things about Larry and the reasons one should select him for their trusted agent (and no other) are too numerous to list. Larry tailored our searches and only showed us the houses we wanted to see. He was always professional and answered our questions and never once pressured us. There was even a house we liked, but didn't love and the sale would have offered him a bonus, but the house had some previous flooding and he was far more concerned for us than for his own gain. He showed a lot of integrity throughout the process. I would especially recommend him for first-time buyers as he will look out for you and your family. This was our third home-purchase and a difficult closing, but he made everything seem easy.
